At the Ordinary General Meeting held on 5 August 2022, the owners were informed of the need to renovate the wastewater drains in the four buildings, although the most serious situation was in block 4, where several blockages had occurred as a result of the accumulation of sanitary towels and other waste that should not be discharged into the drains.
Various unblocking operations have been carried out in the houses located on the ground floor, with the consequent waste of money, as the root cause of the blockages is not solved with these actions.
For this reason, quotes have been requested from specialised companies for channelling the downpipes from the entrance to the general drainage network, details of which, both financially and in terms of the proposed route, are attached in this link.
As the remaining quotations are received, they will be added to this section for consultation.
BUDGETS - REPARATION OF WATER LEAK
For some seasons now, the swimming pool has been suffering a considerable loss of water, which is causing disproportionate consumption and an increase in the electricity bill as a result of the fact that the machinery associated with water purification must be practically in continuous operation to treat the amount of water that has to be replenished daily.
For this reason, the services of a technical architect have been requested to determine the best solution to solve this problem and, subsequently, with the report issued, to obtain repair estimates from companies specialising in this area.
As soon as this Governing Board has the proposed solution, it will be communicated to the owners and, if necessary, it will be debated in a general meeting for approval or not.
TECHNICAL PROJECT FOR ADAPTATION OF SWIMMING POOL TO CURRENT REGULATION
As was reported at the last Extraordinary General Meeting, after reviewing the works to bring the swimming pool into compliance with the regulations, many discrepancies were detected between what was planned and budgeted and what was finally executed.
These discrepancies were communicated to the technical architect responsible for the project, Mr. Miguel Salcedo López, of the INDEAeSTUDIO studio, so that they could be corrected.
As of the date of publication of this entry (13/03/2023), we still have no news about this correction, although he has been requested on multiple occasions to do so.
We are currently in the process of transferring all the documentation from the Paco Molina Administration to our new administrator, who, once he has it, will take the appropriate actions to continue with our legitimate claim.
In the attached links you have access to the documents related to the technical adaptation project for your consultation.
