No we do not pull permits, however if plans are drawn by us they are correct and the permits will be able to be pulled by the general contractor or the owner.

What do I need to know about construction and builders?
Honestly as much as possible. But it will depend on a few factors. If the owner is acting as the contractor know a lot. If owner is relying on designers go thru the process of what happens with general contractors on day one.

Normally no, sometimes we do know who has been chosen. However, we do not recommend general contractors if not specified within the contract agreement.

Our delivery time is typically 2-3 business weeks depending on current demand. A maximum of 4 weeks for any project.
How do revisions / redlines work?
A redline / revision means making any changes to the existing design. If you’re unhappy with drawings and want to request a redline, contact us below.

What are the fees?
Our fee structure was typically based on a percentage of construction value, as a rate per unit area of the proposed construction, hourly rates, or a fixed lump sum fee. Combination of these structures is also common. Fixed fees were usually based on a project's allocated construction cost and could range between 4 and 12% of new construction cost for commercial and institutional projects, depending on a project's size and complexity. Residential projects ranged from 12 to 20%. Renovation projects typically commanded higher percentages such as 15-20%.
