St. Luke's Hospital had sat empty for 7 years becoming infested with weeds, rust, and broken glass. It sits just North of Delmar Blvd as an eye sore and a reminder of the economic conditions of North St. Louis. However, in 2022 it reopened under the name of the "Delmar Divine" It consists of 150 apartments, 33 nonprofit tenants, and retail storefronts along Delmar Boulevard. It now is a symbol of transformation. It is a stepping stone in creating prosperity North of Delmar.
Executive director Jorge Riopedre stated, “This project will help launch the transformation of neighborhoods in the area and we are extremely proud to play a part in that.”
On August 9, 2014, 18-year-old unarmed black teen Michael Brown was shot and killed by white police officer Darren Wilson. Micheal Brown was a resident of Ferguson which is 7 miles north of Delmar Blvd. and located right next to the University of Missouri - St. Louis. Officer Wilson was a resident of Crestwood which is located 10 miles south of the divide. This was one of the first cases that created the Black Lives Matter Movement. There were tons of protests in Ferguson following the shooting as it illuminated the matter of division in St. Louis.
The altercation is said to have happened like this:
"Wilson saw Brown and Johnson walking in the street, demanded they get on the sidewalk, then stopped his police SUV in front of them in order to confront them. He and Brown had an altercation through the open window of the car, during which Wilson fired twice. Brown and Johnson tried to leave, Wilson exited his car to pursue them, and at some point Brown turned back around to face Wilson, who then fired 12 shots, six of which hit Brown."

Kevin Bryant, leading Kingsway Development, LLC, a community-focused company dedicated to urban redevelopment, is collaborating with the Minority Business Development Agency (MBDA) Business Center in St. Louis, MO, to revitalize the area north of Delmar Blvd. Bryant has secured the Master Development rights for a $200 million project aimed at transforming 207 acres of the Kingsway District, emphasizing both business and community growth in St. Louis’ Central West End. His comprehensive plans feature a mix of minority and non-minority firms working on various constructions, including a 100-room Courtyard by Marriott hotel, a 200-space parking garage, the renovation of the 750-seat Circuit Theatre to serve as a performing arts venue for underserved youth, the conversion of a vacant factory into the Emerge Business Center, the Delmar/Taylor Apartment complex with first-floor retail, and the 17,000-square-foot Treasury Event Center, along with other commercial and residential developments.
