We are going to have a total of 12 units over four floors. We are going to request a height and floor variance from the city, but we expect to receive it because of the sustainability and affordability benefits we are providing. We are going to have 6 large one bedroom units, 6 large two bedroom units, and 3 three bedroom units. There will be no difference between affordable and market rate units in terms of floor plans or layouts. Tenants will not know who lives in an "affordable" unit and who does not.
In many new developments, including in Ann Arbor, units are not designed with families in mind. If a future of housing includes more multifamily housing, then units have to be arranged to be supportive and conducive to the lifestyles of families. If families cannot find floor plans that enable their lifestyles, they will leave to further flung areas, contributing more emissions.
The left is an example of a 2 bedroom, 2 bathroom unit that is not designed with families in mind. Each unit has a walk in closet, both bedrooms are the same size, and there is a narrow and illogical living room. Families don't need equal sized bedrooms, and they value common areas for dining and living as a family does. Additionally, they do not need walk-in closets, which are a space filler for deep units like this one. Thankfully, building with a single stair eliminates the constraint that requires deep units like this one. Reconfiguring this unit to be more family friendly would likely include making changes that would allow for a wider living room.
Our units are going to have smart floor plans that enable small families to live in them, and also accommodate for roommate oriented living. There’s nothing wrong with designing for roommates, but we want our building to have a mix of unit sizes, rents, and people living in them, to create a truly integrated fine-grained neighborhood-focused development.
This means no walk-in closets, bathrooms designed to save space, non-uniform bedrooms sized for family occupancy, and usable common spaces.
Our units will be designed with furnishing in mind - we are selling a product, and product design is very important. We won’t leave vacant spots to make it impossible to furnish the units with couches and TVs.
