This project was my first investment and a significant leap into the world of development at 20 years old. What began as a seemingly straightforward, numbers-driven opportunity I came across while wholesaling properties turned into a transformative journey. At first, the property made sense financially, so I decided to give it a shot, unaware of the complexities that lay ahead. I quickly learned that development required more than just understanding the numbers—it demanded a deep dive into debt structure, meticulous project management, and careful market analysis.
This experience opened up the vast world of development, revealing various approaches such as value-add strategies, ground-up development, and more. Each aspect brought its own challenges, yet each challenge offered invaluable lessons. Today, after countless financial and life insights, that experience has grown into Arteaga Homes & Arteaga, a venture shaped by both my personal growth and professional learning.

Vista Hermosa was originally a 4.14-acre parcel of undeveloped land, which I re-platted and subdivided into multiple acre-plus lots for residential development. This particular project required navigating a few regulatory and logistical challenges, but I successfully obtained full entitlements and completed the finalization process. Construction on the first spec home began in August 2024, with listings anticipated in the mid-$600,000 range.
