Why Habitat For Humanity builds zero energy ready...

Our project addresses the critical lack of affordable housing in Bend. Homeownership is the foundation of building generational wealth in this country, and yet it is out of reach for the typical working class family in Central Oregon. At Bend-Redmond Habitat for Humanity, we are dedicated to changing lives through affordable homeownership.  

In recent years, we have committed to going beyond an affordable mortgage to also provide low-cost utilities. Many of our Habitat homeowners were severely rent-burdened before buying their homes, paying 50% or more of their income on housing. Families who were once just one car breakdown from not making rent can now save money. By combining an affordable mortgage with low-cost utility bills, our homeowners build savings, spend money on extracurriculars, and invest in their children’s futures. 

The 27th St Townhomes will provide sustainable, affordable homeownership to 12 hardworking families in Bend. Our Homeownership Department works with community partners and culturally specific organizations to ensure that we provide equitable access to homeownership opportunities. Of those twelve households, eight are single parents and seven represent the BIPOC community. This project supports health and wealth building for historically underserved communities. 

Our sustainable & efficient building practices also improve homeowner health and the durability of the homes. We start with a tight building envelope and then add efficient systems. As wildfire smoke becomes a regular concern in Central Oregon, we are keenly aware of the importance of indoor air quality. Energy recovery ventilation (ERV) filters the outside air supply as it is exchanged with inside air – mitigating pollutants and pollens and improving indoor air quality. These homes also feature all electric stoves and appliances to further improve energy efficiency and reduce pollutants. Our sustainable building reduces mold, rot, and pest issues, while xeriscaping with native plants decreases water consumption, improves drought tolerance, and ensures fire resistance. This durability ensures homes will continue to provide affordable housing for decades.

Households earning less than 80% of the Area Median Income (AMI) are disproportionately affected by energy insecurity. Due to housing costs, they often must rent older or under-maintained homes, which causes higher energy consumption and unhealthy, potentially unsafe living conditions. Studies also show that energy insecurity perpetuates a cycle of lower educational attainment and generational poverty. By building energy efficient, affordable homes, we are reducing cost of living expenses, improving overall health, and ensuring families have every opportunity to thrive and grow.
