Woodland Brook Homeowners Association
On behalf of the WBHOA Board of Directors, I hope that the beginning of 2018 has been good for all of you. We wanted to give you an update on your neighborhood.

Pool
Our pool contractor needs at least three days without rain to finish the pool. It will then be time to refill the pool and get it ready to open in the Spring.
We also plan to repair and repaint the buildings at the pool. No date for this work has been set but it will be scheduled so that it does not interfere with your use of the pool.
Landscape
There are three or four dead trees in the landscape easement along Herring Road. We plan to remove these trees and expect the remaining trees will quickly fill in any gaps. We will also have the dead shrubs at the main entrance replaced. The timing of this work will be based on the advice of our landscape company for best survivability.
Reminders
Parking – We’ve had a number of new families with young children move into the neighborhood over the past couple of years. As these children learn to ride bikes and scooters and get out on our streets parked cars create a hazard, both for them to get around and by masking their presence from drivers. Many of you are in the “peak car years” (a houseful of teenagers with driver’s licenses – stressful in itself). Please do all you can to park on your driveways to keep our streets as safe as possible.
Noise – I’ve received some calls from residents about noise from other houses. Please keep noise levels down, especially later in the evenings.
Covenants – As Spring approaches many of you will be starting new projects on your houses. There are architectural guidelines for roofs, paint, additions, fences, and landscaping, as well as restrictions on the parking of boats and trailers. Before you do please refer to the By-Laws and Covenants to make sure you remain in compliance. These restrictions are for the benefit of all homeowners to ensure that the value of our homes are maintained.
Spring HOA Meeting - We set a tentative date of April 19 at 7:00 pm. You will receive a separate notice when the date and location are confirmed.
Dogs – As the weather warms and we and our pets get outside more, please ensure that your pets are restrained so they do not intimidate or harm children and walkers who are out and about.
Garage Sale
Some residents have expressed an interest in a neighborhood-wide garage sale this Spring. If you are interested in participating please contact Joe Iannazzone (jiannazzone@gmail.com) or Angie Iannazzone (angieiannazzone@gmail.com), including dates that would work for you. If there is enough interest we will pick the most popular date and advertise it to try to bring in more customers.
Nearby Property Sales
Some of you may have noticed the “For Sale” sign that went up and down recently on the undeveloped property on Herring between our two entrances. Angie contacted the realtor who advised her that that County would not subdivide the five-acre tract. The property was sold to a purchaser who intends to build a single home. That seems to be good news for everyone as it relates to traffic and especially for the homeowners whose homes adjoin that property.

Dues

Fellow Woodland Brook Residents,
There has been another property crime incident in the 200 block of Tennyson Knoll. The Gwinnett County Police reported a December 15 case involving entering an automobile and the theft of contents from within the vehicle. This is not the same incident as the residential burglary which occurred in November.
Please take whatever steps you can to protect your family and property. Park your cars inside the garage, if possible. If you must park outside, do not leave any valuables or your garage door opener in the vehicle. Don’t park on the street for your own safety and the safety of others. Call the police if you see anything suspicious.
We also wanted to bring you up to date on other neighborhood news. As discussed at our homeowners meeting, you should see new landscaping going up at the entrances after the first of the year.
Dues notices should be distributed soon. There will be no change in the dues for 2017.

Fall Membership Meeting

An election to select the Board Members for calendar year 2017 will be conducted at the October 27, 2016, membership meeting.
The Woodland Brook Homeowners Association Board appointed a Nominating Committee Chaired by Frank Umberger. In the absence of other volunteers, the 2016 WBHOA Board will serve as the nominating committee. Frank will also serve as Election Chairperson. The purpose of this committee is to nominate a slate of candidates for board membership to be elected at the October meeting. Nominees for the Board of Directors must be registered in writing with the Chairman of the Nominating Committee fifteen days prior to the meeting date or no later than 7pm on October 12, 2015. Ballots will be distributed 10 days prior to the election date. Please consult your copy of the By-Laws of Woodland Brook Homeowners Association, Inc. for further details concerning this election.
This is a particularly important time to identify new members of the board. The WBHOA board has always been composed of volunteers. There is one incumbent board position who will not stand for reelection for year 2017 with at least one additional vacancy anticipated for 2018. All of the current board members have served in excess of ten consecutive years. There needs to be a smooth transition over time in order to maintain the quality of this neighborhood. It would be counter- productive for several or all of the board positions to become vacant at the same time. As a result we are proposing a phased transition plan. The alternative seems to be to leave the WBHOA business activities to a management company with board oversite. We are encouraging any member of the WBHOA who has an interest in board membership to contact a current board member so that an information session can be scheduled at a convenient time to review board responsibilities and activities. You are welcome to self identify or suggest others without an information session if you choose.
Reports concerning business and committee activities will take place along with other matters of interest to the membership.
The current Board extends its sincerest appreciation to those who have served for this past year. There will be a sign-up sheet at the meeting; however, we invite you to indicate your willingness to work in advance. The more of you that are involved, the better our neighborhood will be.

Hi Woodland Brook Neighbors,
We are well into our new year and hope that all of you are having a great time, so far. We are contacting you by email to save time and postage. First of all, many exciting things are happening. Plans are being finalized for redoing the main entrance landscaping and new playground equipment is being investigated to meet the needs of new residents with younger children. There will be a new directory for WB thanks to Angie and Joe Iannazzone, a new couple in Woodland Brook. We will again have ice cream socials this summer. Look for our Spring HOA meeting on March 29th, 7 pm in the white house at Grayson First Baptist Church. The Swim Team is about to begin with registration and a new coach from our own Woodland Brook subdivision. Watch for their announcements.
NOTE: The Spring HOA has changed to April 19th at 7PM.
Now, it takes money to keep this place going and do new things. Our annual dues are $420.00 per year, payable at one time, the first of January, or in two installments, half the first of January and half the first of July. This is a mandatory fee for all of us. There are many who have not paid anything yet this year and several who are behind even more. If you have an extenuating circumstance, please contact one of the board members and we will work out a plan with you. For most of you, we are sure it is just an oversight. For some others, we are not sure what the problem is, except in a few cases. Please look into this matter asap and pay your dues or communicate with us.
We are a volunteer board and believe our subdivision is a great place to live. We have avoided spending your money on a management company but volunteers can only do so much. There are a few people who do not keep up their homes or yards and some who have to be reminded to pay their dues. If you are one of the few, please take care of your responsibility and take pride in our area in Grayson. If we can be of help, you know how to get in touch with us.
