Woodland Brook is quiet, wooded community of 155 homes just outside the city of Grayson in Gwinnett County, Georgia. Amenities include tennis courts and a swimming pool. The neighborhood participates in adult tennis and youth swim teams. The neighborhood is served by Grayson High School, Bay Creek Middle School, and Grayson Elementary School. We have easy access to Bay Creek Park and Tribble Mill Park.

Our 2020 Annual meeting will be held in ten (10) days, October 22, 2020 at 7:00 pm. In order to ensure the health and safety of all of our homeowners, the meeting will be conducted via Zoom. This is an important meeting at which we will elect new members of the Board and discuss several topics, including our budget, infrastructure repairs and improvements, and plans for the coming year. The Woodland Brook pool remains a swim at your own risk facility. Based on the current situation with Covid-19, we have opened the pool with modified rules, which are set out below.
Temporary (we hope) Pool Rules
1. Do NOT visit the pool if you have any signs or symptoms of Corona virus infection, or if you have had a fever in the past 48 hours.
2. Pool hours will be 9AM to 8PM. This will enable us to thoroughly clean each evening.
3. Woodland Brook residents and immediate family only - NO VISITORS.
4. No more than 100 people at the pool so that there is enough room to maintain social distancing - this is based on the size of the pool and deck area as directed by the Georgia Department of Public Health (DPH).
5. No furniture will be put out. Please bring your own furniture and remove it at the end of your visit.
6. Anything left at the pool at the end of the day will have to be removed.
7. Bathrooms and gates will be cleaned once per day. We encourage every person using these facilities to sanitize and wash your hands thoroughly before and after use.
8. The showers will be closed due to the difficulty of cleaning them between every use. Please shower before coming to the pool.
9. Social distancing of six (6) feet. The pool deck will be marked with areas appropriate for families with six (6) foot separations between areas.
10. The Board reserves the right to close the pool in the event these guidelines are not followed or based on recommendations from government and health agencies.
11. The Georgia DPH and the CDC recommend that you wear a mask while not in the water.
We understand that some of the above guidelines are inconvenient. However, we believe they are needed to maintain the health and safety of us all. We are relying on everyone being personally responsible for their health and that of the other users of the pool. These guidelines may be updated as additional health information and guidelines become available.

As you know, Woodland Brook has followed Gwinnett County guidelines regarding the playground and tennis courts. We have checked the county website every morning and afternoon to stay current on any change in status. Today, we found the following announcement:
Parks and Recreation Indoor and Outdoor Facilities
Dog parks, tennis courts, pickleball courts, and skate parks at Gwinnett County Parks and Recreation facilities have reopened with new guidelines in place to protect patrons.
Certain areas of the parks, including trails, disc golf, fishing areas, horseshoe courts, and bocce ball courts, have remained open from sunrise to sunset to provide residents with spaces to safely exercise during the pandemic.
All County parks indoor facilities, aquatic centers, and pools remain closed, and programs hosted at these facilities have been canceled until further notice. If you have an upcoming reservation at a pavilion or other facility, staff will contact you for rescheduling or refunding options.

Things to know before you go
Park hours are modified from sunrise to sunset.
Water fountains are closed; bring your own water to stay hydrated
Use a "Leave No Trace" mentality. Bring a suitable trash bag and take everything out to help protect others.
Follow CDC guidelines such as:
Practice social distancing; maintain a distance of six feet or more between people from different households at all times
Wash hands thoroughly and frequently; carry hand sanitizer
Practice coughing and sneezing etiquette
Wear a face covering as much as possible when in public
Stay home if you’re feeling sick or exhibiting symptoms of illness
Avoid gathering with others not in your household
Tennis Court and Outdoor Pickleball Court Guidelines
Players should use their own ball and avoid touching other player’s balls
When playing doubles, avoid all incidental contact
Avoid touching your face after handling a ball, racquet, or other equipment
Use racquet/foot to pick up balls and hit them to your opponent
Stay on your side of court and avoid changing ends of the court
Remain apart from other players when taking a break

The Woodland Brook Board met (at significant distance) earlier this week. We wanted to update you on our discussions, especially in light of our need to cancel the Spring Homeowners Meeting.
Financials - David Young provided a financial report through March 31, 2020. We are in good fiscal condition at this time. Copies of David's reports are attached. If you have not yet paid any dues for 2020 please remit them to David Young at the address below. Dues for 2020 are $460.00, payable in full on January 1, or in two installments of $230.00 on January 1 and July 1.

Recreational Facilities - At this time, the tennis courts, playground, and pool remain closed. We are following the guidelines set by Gwinnett County with regard to parks and other facilities. We do expect reopening the pool to be the biggest challenge because of the communal use of the bathrooms and furniture. We appreciate your understanding and cooperation as we work through these issues.
The Swim Team has notified parents that, as of now, the Blazers will not participate in swim league this season. We will update you if that changes. You can contact Marla Peoples with any questions. mpeoples98@gmail.com
Capital Projects
1. Entrances - We had repairs made to the main entrance. The "stones" installed by the builder turned out to be synthetic and some of them had simply disintegrated. They have been replaced. Also, the background paint on all entrance signs was refreshed.
2. Parking Lot - The large hole was refilled, major cracks repaired, and the entire lot was repainted.
3. Pending Projects - We identified several future projects: Update pool electrical system; repair and repaint pool house; repair tennis and pool decks. Please contact any member of the Board if you see anything that is in need of repair.
Architectural and Landscape - Please send any plans for landscape or architectural changes to Chris Mavroudis for review. A Property Modification Request Form is attached for your use.
Most of you are doing a good job maintaining your homes and landscaping. Many seem to be using this time of social distancing to work on repairs and improvements. Our volunteers have been through the neighborhood and noted a few homes that are not being maintained in accordance with our Covenants. Letters will be sent to those homeowners.
Community Outreach - As many of you know, Woodland Brook residents have provided donations to the local food bank at our Homeowners Meeting. Despite the cancellation of that meeting, many of you have gone above and beyond in providing assistance to those in need. If you are able to do so, please drop off donations at the front porch of Jay White's house at 260 Tennyson Knoll. The following is a note from Jay:

So far, we have given over 250 pounds of food to our local Cooperative Ministry!
If you’ve been near any of our local food banks lately, you've seen police, National Guard, blue lights and cars wrapped around the building spilling over into the highway. Covid-19 has put many of our neighbors in need. Our co-ops are seeing a 6 to 8 fold request increase and are running low of essential items. And unfortunately, the end of these lines is nowhere in sight.
As you are able, please continue to give. Just leave the supplies at the White’s (260 Tennyson Knoll) and Jay will take them to the local food pantries.

Ladies Tennis Team at Woodland Brook:
We are reaching out to see if there is enough interest to form a ladies tennis team.
The matches would be on Sundays at 1pm starting March 15th.
The deadline to enter our roster would be January 20th.
We will need at least 10+ ladies to have a complete team. This will be a beginner to intermediate team.
We are looking for players that HAVE played before and know how to play. However, we will be offering coaching for those that haven't played in a while or just want to keep sharp. The price will depend on participation.

We wanted to make you aware of a dog attack that occurred this past week in the area of Amberbrook Lane. The incident involved an aggressive attack by one dog on another, causing significant injury to the second dog. The issues are being worked out by the owners of the dogs, who are intentionally not being identified. Gwinnett County Animal Control was called and intervened. Please contact Animal Control for any other questions.
The purpose of this email is to help prevent such incidents, or worse, from occurring in the future, both by alerting residents of the potential danger and to remind all residents with dogs to keep them restrained, either within a fence or by leash when they are outside the home.

o Not picking up after your pets. We will be installing a reminder sign and a bag station for pick up.
o Keep excessive noise down, especially later in the evenings.
o Park cars in the driveway, if possible, or in front of your own home.

Landscape Changes
You will notice changes in the landscaping at our main entrance as we discussed at our last homeowners meeting. I'm sure you have all observed that the cypress trees were dying. We removed and trimmed a few last year but the disease spread to the other trees so they are being removed as well. We will decide how to rehabilitate the area once that work is done and we make sure there are no issues with the soil.

You may have noticed that Georgia Power has been in the neighborhood replacing street lights with LEDs. It is a decision by Georgia Power to have less maintenance and cost to the company.
For the tennis players, the HOA Board is seeking bids to re-surface the courts.

The Pool Hours have changed with the swim team nearing the end of the season. The pool will be open every day 10AM-10PM.

Pool
Our pool contractor needs at least three days without rain to finish the pool. It will then be time to refill the pool and get it ready to open in the Spring.
We also plan to repair and repaint the buildings at the pool. No date for this work has been set but it will be scheduled so that it does not interfere with your use of the pool.
Landscape
There are three or four dead trees in the landscape easement along Herring Road. We plan to remove these trees and expect the remaining trees will quickly fill in any gaps. We will also have the dead shrubs at the main entrance replaced. The timing of this work will be based on the advice of our landscape company for best survivability.
Reminders
Parking – We’ve had a number of new families with young children move into the neighborhood over the past couple of years. As these children learn to ride bikes and scooters and get out on our streets parked cars create a hazard, both for them to get around and by masking their presence from drivers. Many of you are in the “peak car years” (a houseful of teenagers with driver’s licenses – stressful in itself). Please do all you can to park on your driveways to keep our streets as safe as possible.
Noise – I’ve received some calls from residents about noise from other houses. Please keep noise levels down, especially later in the evenings.
Covenants – As Spring approaches many of you will be starting new projects on your houses. There are architectural guidelines for roofs, paint, additions, fences, and landscaping, as well as restrictions on the parking of boats and trailers. Before you do please refer to the By-Laws and Covenants to make sure you remain in compliance. These restrictions are for the benefit of all homeowners to ensure that the value of our homes are maintained.
Spring HOA Meeting - We set a tentative date of April 19 at 7:00 pm. You will receive a separate notice when the date and location are confirmed.
Dogs – As the weather warms and we and our pets get outside more, please ensure that your pets are restrained so they do not intimidate or harm children and walkers who are out and about.
Garage Sale
Some residents have expressed an interest in a neighborhood-wide garage sale this Spring. If you are interested in participating please contact Joe Iannazzone (jiannazzone@gmail.com) or Angie Iannazzone (angieiannazzone@gmail.com), including dates that would work for you. If there is enough interest we will pick the most popular date and advertise it to try to bring in more customers.
Nearby Property Sales
Some of you may have noticed the “For Sale” sign that went up and down recently on the undeveloped property on Herring between our two entrances. Angie contacted the realtor who advised her that that County would not subdivide the five-acre tract. The property was sold to a purchaser who intends to build a single home. That seems to be good news for everyone as it relates to traffic and especially for the homeowners whose homes adjoin that property.

There will not be a children's Halloween Party this year. The pool and parking lot are out of commission with the renovation. We have a wonderful new Social Director for next year, Veronica Jackson. Please contact her for ideas that you may have for neighborhood gatherings.

Please watch for information on the Fall HOA Meeting. It will be held on Monday November 13th at 7PM.
The Woodland Brook Pool is under renovation and has hit a few road blocks along the way with unexpected plaster issues. In addition, it has been noted by the Poolstar employees that a person/persons has visited the area and left trash in the pool despite the area being locked with a padlock. Please drive by the pool as you enter the neighborhood in the evening and note any trespassers. You can ask them to leave, call a board member or the police. We want our families to be safe during the renovation and no damage to the pool. Perhaps knowing that the area is being watched will deter the activity. Currently there has been no damage.

Call for Nominations and Volunteers
An election to select the Board Members for calendar year 2018 will be conducted at the fall membership meeting. That meeting will be held in mid to late October. You will receive an official notice when an exact date has been set.

The Woodland Brook Homeowners Association Board appointed Joe Iannazzone to chair the Nominating Committee. In the absence of other volunteers, the current Board will serve as the nominating committee. Joe will also serve as Election Chairperson. The purpose of this committee is to nominate a slate of candidates for board membership to be elected at the October meeting.

This is a particularly important time to identify new members of the board. The WBHOA board has always been composed of volunteers. There is at least one incumbent board position who will not stand for reelection for year 2018. Three of the current board members have served in excess of ten consecutive years. There needs to be a smooth transition over time in order to maintain the quality of this neighborhood. It would be counter-productive for several or all of the board positions to become vacant at the same time. We hope to continue the phased transition that began last year. If you are interested in board membership please feel free to contact a current board member to discuss what the position entails.
The current Board extends its sincerest appreciation to those who have served on committees for this past year. There will be a sign-up sheet at the meeting; however, we invite you to indicate your willingness to work in advance. The more of you who are involved, the better our neighborhood will be.

I am happy to announce, we have a neighbor who is willing to chair the Social Committee, Veronica Jackson. She certainly needs a few willing others to join her committee.

As we are closing out our summer season and preparing to welcome a new season , so is our Homeowners Association!
We want to begin with reviving our social committee! We have great new ideas in planning fun activities in our neighborhood that would be enjoyed by all....including family with children, empty nesters and singles or couples with no kids. We will offer something fun for all!
The best benefit of our neighborhood events is to provide an opportunity for us to meet and get to know our neighbors.
We would love to have volunteers to join our social committee to help us plan! This would especially be a great opportunity for our new residents to get involved.

An Adult social event is being planned for this Fall. Ideas include a jazz night, Trivia, DJ. Please let Veronica know if you have ideas for both Adult and Children events.

The Fabulous Woodland Brook Blazers will close the 2017 season with a pool party on Tuesday July 11th at 6:30. The neighborhood does not officially close the pool to residents but you may want to reconsider an evening swim. Thank you to the coaches and dedicated parents that make the swim team an annual success.

If you have not noticed the front entrance and the new landscaping, take a look! All of the old shrubs have been taken out, new ones replaced along with pine straw.

Fellow Woodland Brook Residents,
There has been another property crime incident in the 200 block of Tennyson Knoll. The Gwinnett County Police reported a December 15 case involving entering an automobile and the theft of contents from within the vehicle. This is not the same incident as the residential burglary which occurred in November.
Please take whatever steps you can to protect your family and property. Park your cars inside the garage, if possible. If you must park outside, do not leave any valuables or your garage door opener in the vehicle. Don’t park on the street for your own safety and the safety of others. Call the police if you see anything suspicious.
We also wanted to bring you up to date on other neighborhood news. As discussed at our homeowners meeting, you should see new landscaping going up at the entrances after the first of the year.
Dues notices should be distributed soon. There will be no change in the dues for 2017.

WOODLAND BROOK HOMEOWNERS ASSOCIATION BOARD MEMBER ELECTION BALLOT

MEMBERSHIP MEETING REMINDER
Election of the Woodland Brook Homeowners Association Board of Directors for calendar year 2017 will take place at the October 27, 2016 general membership meeting. The meeting is to take place at the Grayson First Baptist Church at 7:00 p.m, in the basement hall (please enter on the tire store side of the church). We encourage you to attend. However, in the event that you are not able to cast your ballot at the meeting, the By Laws provide for a written proxy ballot which can be cast by active members. The election will be conducted by secret ballot with one vote per active membership (household).
Please cast your vote by placing a check mark the column of your choice (For or Against).
Proxy ballots are to be returned to the Election Committee Chairman, Joseph Iannazzone at 385 Tennyson Knoll, phone: 770-367-0134, or to the Wells' at 155 Amberbrook Circle, phone: 770-822-9947 prior to the election date. Please refer to your By-Laws if you would like additional information concerning this election.
Additional matters of interest will be discussed. Please do your best to attend. Remember to contribute to the food pantry when you come.
