Below you will find some answers to our most commonly asked questions. Please feel free to contact our Association Manager if you need any additional information. Thank you.

• Question: What mailing address do we use when sending in our dues payments ?
• Answer: Quarterly payments are due on January 1st, April 1st, July1st, and October 1st. If you have any questions regarding your dues payments.

• Question: Why are our dues being sent to California?
• Answer: The HOA management company, VIS Group, Inc. works with US Bank for payment processing. US Bank processing center is in California.

• Question: What is our dues money used for?
• Answer: The homeowners association is responsible for maintaining all common areas owned by the association, as well as maintaining the storm water retention areas. Our biggest expenditures include (1) contracting with landscapers for maintaining common areas and retention ponds, (2) contracting with an Association Manager to collect dues, submit taxes, handle complaints, coordinate liens, etc., and (3) dues are also used for funding special projects such as the installation of the locking mailboxes, upgrading irrigation systems, and for park and playground maintenance.

• Question: When is the annual neighborhood Yard Sale?
• Answer: The annual neighborhood yard sale is held on the first weekend in June. Please remember to obtain your FREE yard sale permit from the Lacey Police Department.

• Question: Do I have to get approval to paint my house stain my fence or make a change to the structure on the property?
• Answer: YES.....You must get written approval from the Architectural Control Committee in order to paint your house, build a fence, shed, etc. According to our CC&Rs: “No building, fence, wall or other structure shall be commenced, constructed, created or maintained upon the properties, nor shall any exterior addition to or change or alteration therein be made until the plans and specifications showing the nature, kind, shape, height, materials, and location of the same have been submitted to and approved in writing as to harmony of external design and location in relation to surrounding structures and topography by the Architectural Control Committee…” Please contact our Association Manager for an Architectural Control Committee Approval Form or download the template from this site. This form should simplify the review process. The approved fence stain is Behr 401 Cedartone.

• Question: Does the Board collectively walk around the neighborhood and look at each of the 71 properties to see which homes/yards are in need of repairs/maintenance?
• Answer: Yes; The board does this once a year to in order to eure that we are maintaining an appealing neighborhood. According to Article III, Section 13 of the Covenants, Conditions and Restrictions (CC&R’s) for Willows Crossing Homeowners Association “Each owner shall, at the Owner’s sole expense, keep the interior and exterior of the Structure on the Owner’s Lot, as well as the Lot, in a clean and sanitary condition, free of rodents and pests, and in good order, condition and repair and shall do all exterior redecorating, painting, landscaping, and maintenance at any time necessary to maintain the appearance and condition of the Structure and the Lot. Landscaping between the sidewalk and the edge of the street shall be maintained by the individual Lot Owners. Each owner shall be responsible for the following tasks on the Owner’s Lot, including, but not limited to: mowing and edging turf, fertilizing turf, repairing turf bare spots, controlling turf pests and weeds, pruning shrubs and trees, leaf cleanup, general bed work and weeding, and cleaning off sidewalks.”

• Question: When is the annual Picnic in the Park?
• Answer: The annual Picnic in the Park is held in August. Check the home page for the date. This is a great way to meet your neighbors.
