Q: What can be done about constant dog barking?
A: The local dog officer should be called.
Q: What is the Spring Walkabout?
A: Members of the board take a walk around the village to make note of any items such as structural issues, trash, chimneys, etc. that need correcting by the unit owners. Unit owners that have items to be taken care of will be notified in writing by the board. We try to time the walkabout around the time we have the bulk trash day to give unit owners the chance to get rid of items that might normally cost to have them removed.
Q: Why do I have to pay monthly assessments?
A: Your monthly assessments pay for the following services:
Garbage collection
Snow plowing and removal
Grounds maintenance and grass cutting
Parking lot maintenance and painting
Master insurance policy
Q: Does Warebrook Village consists of townhouses or condominiums?
A: Warebrook Village is legally classified as townhouses located in a Planned Unit Development. This is explained more fully on the first page of bylaws, which are viewable on this web site.
Some confusion enters because our units are insured as if they were condominiums. The reason for that is that the exteriors of the buildings are insured by means of a master insurance policy while the interiors of the units are insured by each unit owner. That is typical of the scheme used for the insuring of condominiums.
The exact type of homeowner policy that each Warebrook owner should obtain is known as an H06 policy. See bylaws for further details.
Q: Where does the Warebrook Homeowners Association get the authority to collect assessments from the unit owners?
A: That authority is granted to the Association by the Declaration of Covenants (DCC&R) which the original developer filed at the registry of deeds in Northampton on Jan 4th 1974. This DCC&R follows the land whenever a unit is sold and binds every owner who buys a unit in the village.
The DCC&R gives the Association a number of powers, as described in the by-laws. Among these is the power to collect assessments from each unit owner.
Q: How can I be on the Warebrook Board of Directors?
A: You can join the Board by coming to the annual meeting which is held in April every year and expressing your interest in being on the board. At that time you can be elected to the board by a vote of the unit owners who are present.
Q: If I need a new roof whose responsibility is it to pay for that?
A: It is the responsibility of each unit owner to pay for repairs to or replacement of his own roof.
Q: Does the Association cover repairs to windows, siding or fences?
A: As Warebrook is not a condominium the unit owners are responsible for all repair and or replacement costs.
Q: Can I have a large dumpster put on my property or on a common area when I need one for remodeling or cleaning up?
A: Large dumpsters are allowed but please contact the association first and let us know. From time to time there maybe landscaping or other maintenance projects that will conflict with the placement of a dumpster. Any dumpster being place must NOT interfere with anyone's access to parking lots or houses. They also can not block the walkways behind houses, all residents must be able to get to their house from their backyard. If a dumpster is placed on a common area the resident will be responsible for any cost to repair damage to landscaping from the dumpster or delivery truck.

Please have barrels/bags out by 8:00 am on Wednesday mornings. Loose trash, whether in barrels or not will not be picked up.
