Architectural Control Committee
The by-laws of Warebrook Village allow the Board of Directors to maintain an Architectural Control Committee. This committee's job is to give approval for changes to the village by home owners. This is required to help maintain the appearance, value and good nature of our community.
Please use the step and information below to obtain ACC approval for any outside project you will be performing on your property.
Obtaining ACC approval:
After deciding to make changes to the outside of your unit you need to first get approval from the ACC. This includes but is not limited to fences, decks, windows, doors, walkways, roofs and any other project that will change the appearance of the village. This page is for informational purposes and the final word in approval will come from the ACC and the by-laws of Warebrook Village.
Steps and information:
1. Submit in writing a complete description of the project; this should include all pertinent information such as size, location, color, type of material and anything else that will affect village appearance and possibly your neighbor. Your proposal should be mailed to the Warebrook P.O. Box ATTN ACC.
2. If needed obtain a building permit from the Town of Ware building inspector. This is required for ACC approval. New stoves (wood, pellet, coal ect.) will need inspection and approval from the Building inspector.
3. Electrical, plumbing and gas work should be completed and/or inspected by a licensed professional.
4. No new decks or porches will be allowed in the front of any units. If you build one it will have to be removed at your cost. This does NOT include handicap ramps required for access.
5. New roofs need approval from the ACC. Roofs are the homeowner's responsibility.
6. Siding, doors, windows, gutters, walkways, stairs, fences, railings and shutters are the responsibility of homeowners and should be kept in good shape.
7. There is a 5 foot easement from the chain link fence that surrounds our village, new projects within this 5 foot area will not be approved. This does not include handicap access.

Over the past couple of years there has been a lot of work done in the village where ACC approval was not requested nor received. We want people to know that the ACC is not here to work against you, our mission is to keep the village looking good by setting a standard. In most cases these projects would have been approved and do make the village better. In some cases like for instance non-matching roof colors, the ACC has full legal authority to at the homeowners cost have the project brought into ACC and Warebrook by-laws compliance. This in not something the ACC wishes to do, so please submit your project for approval.
