Dear Stonebrook Homeowners:
We now have a newly paved main road thanks to the County, and we hope to pave the community-owned courts and parking areas soon, as well. As many of you know, this long-awaited paving project is one of the primary reasons we have been collecting special assessments. We had hoped to have the County's contractor pave the community areas at the same time as the main road, since that is often the most economical way to have the work completed, but this contractor did not want to do our relatively small neighborhood. After meeting with three contractors and getting widely varying bids for the work ( $80,000 to $120,000! ), the Board made the decision to hire a paving specialist to oversee the project. This person has developed the specifications for the work and met on-site with interested contractors last week; he will solicit and review bids, recommend the company we hire to do the work, and then supervise and monitor the project from start to finish. This will be the single biggest expenditure of community funds since Stonebrook was developed, and it's essential that it's done right. We are hoping that the work can be done this Fall before cold weather arrives; the window of opportunity closes in November or December depending on temperature. Because we do not have sufficient monies in our Reserve Fund to pay for this work in full without jeopardizing our ability to take care of other work (storm damage, snow emergencies, tree work, special projects), we are working to secure a loan to finance a portion of the cost, and to allow us to spread the cost of the project over several years.
We will keep you informed as we make progress on this major project. It will be necessary to have all cars out of the courts and parking spaces on the days that work is underway, but we should be able to return to park in the evenings. If you will be out of town and leaving your car in Stonebrook anytime after or close to Oct 28, please make plans now to leave it elsewhere or arrange for a friend or neighbor to move it as needed, to avoid having it towed off-site.
