The Association is responsible for clearing snow accumulation from the Southbridge private roads and parking lots (Belmont Ridge Court and Sagewood Lane), and it retains a snow removal contractor for this purpose. The contractor will come to service the roads automatically, whenever the accumulation reaches two inches. However, they may be called in for lesser amounts or for other purposes by the Southbridge Cluster Association Board of Directors (through TWC Management Association Inc.), if they or TWC determine that conditions warrant it. For example, the contractor may be called to spread sand or ice-control chemicals during icing events or prolonged icy periods. Homeowners/residents are encouraged to notify a Southbridge Board member or TWC if they see the Sagewood Lane hill is icy and needs attention over and above what has been done by the contractor. Such vigilance and notification will help to mitigate potentially dangerous conditions during snow or icing events.
The Southbridge contractor shovels snow from the main Cluster sidewalks, but homeowners/residents are responsible for their “lead walk” that goes from the sidewalk in front of their home to their front stoop or porch. Homeowners/residents are encouraged to promptly remove any snow or ice from their lead walk as soon as possible after snowfall or ice accumulation. However, homeowners are asked to refrain from using deicing salts, such as calcium or sodium chloride, ammonium sulfate. or ammonium nitrate. These can cause chemical damage, resulting in scaling or spalling of concrete surfaces. Instead, they are encouraged to use potassium chloride deicing compounds, or sand or kitty litter that offer traction during snowy or icy weather.
The Southbridge Board of Directors recommends that residents back into their parking spots when snow is anticipated. This will ensure an easier time pulling out, once the community has been plowed.
