At the 2025 Neighborhood Association Meeting, it was voted on to "fix" the parking lot that has developed serious erosion from the winter and spring floods. The committee working on this project contacted several contractors to determine needs and what would be the best solution for longevity. Below are the critical needs assessed.
Due to the spring floods and erosion, the parking lot is in need of repair.
A professional contractor explained that filling in the ruts is a temporary fix and to last longer, it should be tamped down for the same type of surface as the rest of the parking lot.
Most of the erosion is a direct result of the ditch filling up with gravel, leaves, sticks, water, and such causing it to spill over into the parking lot.
This is a good picture of how the ditch is eroding the parking lot and bringing into the ditch additional gravel. When the ditch fills up then it spills over into the parking lot causing ruts that become deeper with each rain.
Some committee members have met with the Corps to discuss the parking lot situation. The Corps gave permission to re-trench the ditch and build a berm to hold back water erosion to the parking lot.
On the right side of the parking lot and in front of the boat docks, there are tree roots that are exposed and have developed very uneven ground. This has become a problem to some of the neighbors using this set of boat docks and has caused them to trip over the roots. The solution is with additional dirt packed down and gravel. It could become a liability to the neighborhood if someone fell in our parking lot.
The committee has spent quite a bit of time reviewing neighbors needs, suggestions, contractor bids and more.
We have decided on a two phase solution.
Phase I:
In the fall to early winter timeline, a contractor will come in and re-trench plus berm the existing ditch. This process has already been Corps approved.
Phase II:
In the spring timeline after the rains then the parking lot and the uneven grounds will be addressed. It was suggested we add a french drain at the end of the asphalt road leading into the gravel to minimize water runoff at that location. Several contractor solutions have been proposed and we will choose one of them at that time.
