Every five years Rock Creek Landing pays a license fee or rental fee to use the land below the red line for our our parking area and the boat ramp. The fee is calculated on the assessed value of the land. This fee is one of the main reasons for the formation of the Neighborhood Association and the associated dues.
The boat ramp is an important asset to the neighborhood and to YOU as a property owner. The boat ramp adds value to your property and provides you a direct monetary benefit.
Imagine that you did not have the convenience of this boat ramp in your neighborhood (which if we cannot afford the license fee if will be removed by the Corps), then you would have to pay a fee each time you launched your boat, your jet ski, or even your paddle boat from someone else's boat ramp AND then you would have to pilot your boat back to your boat dock taking you more time that it does now. The cost of launching would add up very quickly and the amount of putting in and taking out a boat would definitely increase. The privilege and convenience of having a boat ramp in our neighborhood incurs costs in which we need to pay. Even if you own land and do not use the boat ramp, your property value is automatically increased because of it being in our neighborhood.
