Security Deposit Guidelines
At West Wood Village, we strive to maintain high-quality living standards. Please review the following security deposit policies to ensure a smooth move-out process.
Most tenants reside under the Housing Voucher Program, where Housing Authority (HA) inspections are conducted:
✔ Before move-in, apartments pass inspection, ensuring:
Windows and screens are intact.
Appliances are fully functional.
Smoke and carbon monoxide alarms are installed and working.
Blinds are in good condition.
The unit is professionally cleaned, and carpets are shampooed.
📌 Tenants must return the apartment in the same condition as received.
✔ Before move-in, the apartment is professionally cleaned, and carpets are shampooed.
✔ Upon move-out, tenants must hire a professional carpet cleaning and maid service (self-cleaning is not acceptable).
✔ Proof of cleaning is required; otherwise, charges will be deducted from the deposit.
💰 Estimated Costs (if not completed by tenant):
Carpet Shampooing: $175
Apartment Cleaning: $200
✔ Tenants are responsible for any damages beyond normal wear and tear.
✔ Missing or broken parts will be deducted from the deposit.
📌 Common Charges:
Window Glass Replacement: $80 per pane
Window Screens: $30 per window
Blinds: $30 (large), $20 (small), $10 (installation)
✔ If the Homeowners Association (HOA) fines the owner due to tenant violations, the fine will be deducted from the deposit.
🐾 We have a strict NO PET POLICY unless medically necessary.
✔ If approved, tenants must:
Pay a pet deposit.
Provide proof of pet insurance & licensing.
Pay additional rent for pets.
🚫 Charges for unauthorized pets or pet damage:
Odor removal (if pet smell remains after move-out)—Expensive service.
Any damages caused by pets will be deducted from the deposit.
Tenant assumes full responsibility for pet-related damage or injury.
✔ Broken window glass is the tenant’s responsibility, regardless of who caused the damage.
✔ Smoke & Carbon Monoxide Alarms:
3-bedroom units: 5 smoke alarms, 2 carbon monoxide alarms.
2-bedroom units: 4 smoke alarms, 2 carbon monoxide alarms.
🚨 If alarms are removed, the cost ($25 each) will be deducted from the deposit.
✔ Schedule a walk-through inspection with the property manager before moving out.
✔ Provide your new forwarding address.
✔ Return all keys, remotes, and any items supplied by the owner/manager.
📌 Estimated Charges for Missing Items:
Garage Remote: $38 (Home Depot)
Gate Remote: $55
✔ The balance of your security deposit will be refunded within 21 days after move-out.
✔ Any unpaid bills (damage, rent, fines) will be deducted from the deposit.
✔ If unpaid, charges will be sent to collections and may impact your credit score.
🚫 Unpaid bills will be visible to future landlords, making it difficult to secure a new rental.
✔ To receive a positive rental reference:
Keep the apartment in good condition.
Pay rent on time.
Follow the lease agreement.
📌 All damages, unpaid rent, or violations will result in charges.
