Fair Housing & Rental Criteria
At West Wood Village, we strictly adhere to all Fair Housing Laws. Every applicant is evaluated equally based on their ability to meet rental requirements.
We assess applicants based on:
✔️ Ability to pay rent
✔️ Rental history & payment reliability
✔️ Property care & past damages
✔️ Tenant conduct (disturbances & complaints)
✔️ Criminal background & eviction history
📌 General Rule: Income must be at least 3 times the rent.
📌 Housing Authority (Section 8) Applicants: Income must be 3 times your portion of the rent.
📌 If income is slightly below the requirement, a double deposit may be considered.
📌 We require at least 12 months of verifiable rental history.
📌 We will contact at least two previous landlords for verification.
📌 Rental verification forms will be sent directly to previous landlords.
📌 Excessive bad credit or collections may result in disqualification.
📌 A double security deposit may be considered based on the type of collections.
📌 Recent evictions will result in automatic disqualification.
📌 Evictions older than 6 years with valid changed circumstances may be considered..
We conduct background checks for serious offenses. Applicants with records involving the following crimes will be denied:
🚫 Murder, manslaughter, terrorism, hate crimes
🚫 Kidnapping, assault, burglary, robbery
🚫 Theft, dealing in stolen property, fraud
🚫 Drug-related offenses
🚫 Rape, child molestation, arson
🚫 Active outstanding warrants
📌 A qualified cosigner may help approve an application.
📌 Cosigners must meet the same financial and background standards as the applicant.
📌 Application Fee: $30 per adult (Non-refundable)
