Important Information for All Tenants
At West Wood Village, we prioritize a safe, clean, and respectful living environment for all residents. Please carefully review the following community guidelines:
🌱 California is experiencing a severe drought. The Governor has declared an emergency, requiring all residents to reduce water usage by at least 36%. Please use water responsibly and avoid waste.
🏠 This is a gated community, and all tenants must follow Homeowners Association (HOA) rules.
🚫 Violations may result in fines and eviction. If a tenant’s actions result in HOA fines, the amount will be deducted from the security deposit. Any unpaid fines will be sent to collections.
🗑️ Keep your apartment and surrounding areas clean.
❌ Do NOT throw trash in common areas—this includes soda cans and other litter. Ensure children do not dispose of trash improperly.
💰 HOA fines for littering or poor property upkeep will be charged to tenants.
🎨 Do NOT paint the apartment under any circumstances.
✅ Always treat HOA officials with respect.
⚠️ Threatening or harming HOA staff is a criminal offense. Any incidents, including throwing objects at HOA members, will be reported to the police and may result in eviction and legal action.
🔒 Protect your belongings with renters insurance. The owner is not responsible for theft, vandalism, or personal property damage.
⚡ Tenants must transfer PG&E utilities to their name immediately upon moving in.
💲 Rent is due by the 5th of each month.
❌ Non-payment or tenant-related issues will be reported to the Housing Authority.
🛠️ Each apartment has two AC filters, available at Walmart, Home Depot, Lowe’s, or any hardware store for $2–$3.
📅 Tenants are responsible for replacing filters every 2–3 months.
🔥 We are installing new smoke alarms with 10-year batteries.
💡 If your apartment has an older model, replacement batteries cost only $1 at Dollar Tree.
❌ Do NOT paint the apartment under any circumstances.
🚰 Do NOT dispose of food in the sink or dishwasher—this may cause drain blockages. Always use a sink strainer.
🔥 Never leave stoves, ovens, irons, or electrical appliances unattended while in use—unattended appliances are a major cause of fires.
🚪 When leaving your apartment, always:
✔️ Turn off the stove, iron, and lights.
✔️ Ensure all windows and doors are closed and locked.
✔️ Carry your key with you.
🏊 Follow all pool rules. For specific guidelines, please check with Sandra.
📌 HOA rules must always be followed.
👀 Stay aware of your surroundings. If you see suspicious activity:
📸 Take pictures or videos.
📞 Call the police or security immediately.
📢 Report concerns to Sandra or HOA officials.
🔹 Preventing crime helps protect everyone in the community.
🏡 Treat your apartment as if it were your own home. Taking care of your living space benefits everyone in the community.
