New Island Home
Note: This island is located in the Marathon, FL jurisdiction for the City of Marathon. Although current regulations do not allow construction on islands less than 10 dry acres, Pretty Joe Rock retains the right to build a single family home and comes with the right to build. This means a buyer can replace the current structure based on current building codes which are outlined in the "documents" section of this website.
The challenge of new construction is the access to the island. Boats and barges are used to transfer material to the island a short distance offshore. D'Asign Source is a local expert on construction in the Florida Keys and has been working with the current owner on plans and options for construction on the island from architectural design, landscaping, interior design and more.
The current owner has gone through the process of beginning plans and working with the City of Marathon and a local builder to rebuild on the island. Right now is a great opportunity to make it your own while the seller paused construction to sell the property.

Shore power, water and septic: Very unusual for an offshore island, the purchase includes a utility easement to the island allowing for utility connections to the mainland. The current owner has plans for a septic system that includes 3 tanks that process the water and then it's injected into a deep well.
Maximum size of home is 4,000 sf according to the City of Marathon zoning
Cost to build is more than on the mainland at a rate of $550 to $600 sf this would vary if a prefab structure is used.
The owner purchased a barge which can be purchased separately from the sale of the island
