This section of the website contains important information regarding general information about Lakewood Village. This will reflect the information received in your Welcome Packet.
The lakewood Villages Improvement Association(LVIA) is the official body joining these "villages" wth a 15 member Board of Directors. For a more complete description of the form and function of the association, please review the By Laws. The association is a not-for-profit corporation registered in the State of Michigan. The Lakewood Village Association Deed Restrictions are part of your property Title/Deed when you purchased your residence and are legally binding in a court of law, so be sure to read the carefully.
The Annual meeting for ALL current members in good standing will be posted in the Waterlog. The purpose of the Annual Membership meeting is to elect Directors for the coming year and for the transaction of such other business as may be brought before the meeting. Directors are elected volunteers and serve for a 3-year term. Voting is completed electronic but and also be completed by absentee ballot delivered to the Board Secretary in advance of the meeting.
Monthly board meetings are held on the second Monday of each month at 7:00 pm, at the Dublin Senior Center(April-October) and via Zoom over the winter months. Member notices are posted at all entrances to the subdivision and in the Waterlog.
Membership dues are currently $335.00 per year. Dues for any given year are due and payable from January 1st to April 1st of that year. Dues and/or assessments not paid on or before the April 1st deadline shall be charged a 10% penalty as of April 1st. An additional 10% penalty shall be assed for each subsequent 6-month period in which dues or assessments remain unpaid. Any dues not paid before April 1st of the following year for which assessed, may result in a lien being filed upon the lot or property. Appeals regarding (any special circumstances, etc) dues and late fees may be filed with the Board within 30 days of statement date.
The Association members and their guests have access to a softball diamond and two beaches that are open from 8:00 a.m. until 9 p.m. They are located at the end of Beachway Drive, (Brendel Lake) and at the end of Thompson Lane (Lake Neva). Pets, glass containers and alcoholic beverages are prohibited at the beach areas. A resident, who is current in their dues, must accompany ALL "guests".
No boats are to be launched from the beach! Boat launches are located on Arttdale for access to Lake Neva and Beachway for access to Brendel Lake. PLEASE KEEP THE LAUNCH AND BEACH GATES CLOSED AND LOCKED at all times for security purposes. If you lose your key, it cannot be duplicated and a replacement will cost $35 if replaced with 5 years of receiving the previous key. Under Michigan State Law, all watercrafts must obey state boating/PWC laws and display MC numbers and current state registration stickers.
State fishing licenses are required. "Catch and Release" is encouraged, size and number limits apply. Both Lakes Neva and Brendel are stocked with fish on a regular basis. ALL guests must be accompanied by a resident who is current in their dues.
Please report all water safety violations to the Oakland County Sheriff.
LVIA roads are maintained by the Oakland County Road Commission and patrolled by the White Lake Police Department. The posted speed limit throughout Lakewood Village is 25 mph.
Access must be maintained for emergency vehicles at all times! Please be courteous when roadside parking. NO ROADSIDE PARKING from Dec 1st - April 15th to allow plow trucks tosafely clear our roads.
In accordance with local ordinance, a burning permit is required and must be obtained from the White Lake Fire Department or you can print one from http://www.wltfd.com/.
Please be considerate of your neighbors when burning and always use safety precautions to avoid any potential accidents. Fires should be kept away from the lake to prevent runoff from ashes that promotes weed growth and contributes to water pollution.
Dogs are not allowed to run loose off owner's property in accordance with local, county and state laws. Dogs are not allowed at the beach areas. New canine residents need a license within 30 days with rabies certificate required. For animal complaints, please call Animal Control at (248)391-4102.
Power to Lakewood Village is distributed via several separate supply electrical lines. It is possible for just part of the sub to lose power during a storm or for "downed" lines. Keep candles/flashlights (extra fuses if you don't have circuit breakers) handy for emergencies. If you lose power for any reason call: DTE at 1-800-477-4747.
Lakewood Village water is supplied by individual wells. In case of power failures, you will lose pump/water pressure. Keeping a few gallons of fresh water on hand for emergencies is a good idea for flushing toilets.
We do not have storm sewers. It is recommended that you have your septic tank cleaned at least every other year. "Cushy" premium and colored toilet papers fill your tank quicker than white single-ply brands. Tanks fill quicker with high usage of your garbage disposal. Coffee grounds in the disposal can kill the natural bacteria necessary for proper septic operations. Anything that runs off your lawn and or spills into the street drains into our lake. Follow proper disposal procedures and de not dispose of used chemicals, gasoline, or oil in the street.
Trash pick up in Lakewood Village is contracted by White Lake Township and shows up as an assessment on your winter taxes. Problems with trash pick up should be reported to the Township at (248) 698-3300, Ext 123 or Greem For Life (248-702-7618).
Services include unlimited regular household trash pick up, yard waste pick up, limited weekly to twenty (20) brown paper bags (not plastic) or in cans clearly marked "COMPOST" from the first week in April thru the last week in November. Residents may also make arrangements for the pick up of one 1) large item per week such as, refrigerators, stoves, mattresses, etc. Call GFL at least 24 hours in advance to arrange for this kind of pick up service.
Recycling is encouraged. Please follow these instructions:
Newspapers: Place papers in a brown grocery bag or tie and bundle with string. No phone books, magazines or glossy newspaper inserts please.
Plastic: Nos. 1 and 2 plastic bottles, rinsed clean and caps removed. NO motor oil or antifreeze containers please.
Glass: Clear and colored glass, rinsed with lids/labels removed. No broken glass please.
Cans: Tin and aluminum cans, rinsed with labels removed. They may be flattened if you wish.
Pick up schedule is TUESDAY (Sections 9-11) or WEDNESDAY (Sections 1-8, etc.). If a holiday falls on or before that day, pick up will take place on the next day. The following holidays will affect scheduled pick up for the entire week in which the holiday falls: New Year's Day, Memorial Day, Independence Day, Labor Day and Christmas Day.
All regular trash, compost and recyclables are to be curbside no earlier than the night before pick up and by 6:00 a.m. on pick up day. Tree branches must be cut into 4-foot lengths or under, bundled and tied. Contact Allied Waste Management if you require any special trash needs.
The "Waterlog" is an Association newsletter, containing Minutes of Meetings and other newsworthy information and published once a month. Personal and business classified ads are available. Circulation is approximately 450 homes. Board member's name, emails and phone numbers are listed for your convenience.
