The duration of the contract is for the period of full month as given in the Reservation Form. Extension of duration is not guaranteed.
The rent is inclusive of all taxes.
The rent does not include the electricity charges, telephone charges, Internet tariff, maintenance charges and security deposit.
Electricity charges are payable @ Rs.10.00 per unit on actual consumption.
A security deposit is requested to cover any damages caused by the persons occupying the property.
The security deposit, minus any amount for repairs, will be refunded without interest on vacating the apartment, provided that there is no damages and the apartment is left in good condition.
In the case of damage caused by you, which requires estimates from professionals, your security deposit will be kept for a time period of 30 days.
30% of the rental price subject to a maximum of Rs.50,000/- is payable in advance at the time of booking short stay. Balance of the rental price is payable before occupying the apartment. The security deposit payable will be equivalent to one month rental for short term stay and three months rental for long term stay.
The security deposit in full is payable before occupying the apartment.
An inventory register of fittings and fixtures and equipment can be realized on your arrival. We request you to fill in and sign the inventory register as you arrive. In the absence of a signed inventory register, premises shall be taken as deemed to be in suitable conditions.
Upon termination of this agreement, a check out inventory register will be made before your final departure. We request you to fill in and sign the check out document.
If after confirming your reservation, you want to make some changes (dates, place, number of occupants, etc), we could do it up to 3 days before, subject to availability of the apartment.
In the event of cancellation from the client: Given at least 14 days in advance, down payment will be refunded in full minus Rs.2000 for administration fees. For cancellations between 14 days and 3 days notice, an amount equivalent to 10% of the rent and an administration fees of Rs.2000 will be kept and the rest will be returned. For cancellations with less than 3 days notice, 50% of the total rent subject to a maximum of Rs.20,000 and an administration fees of Rs.2000 will be kept and the rest will be returned.
In the event of cancellation from us: If, for any physical reasons (storm, fire, technical problems with electricity/water, force majeure, governmental measures, objection from Owners Association, court orders etc.), the premises could not be delivered in time, the entire advance will be refunded. ANY cancellation must be established on a written document in two copies, one for each party. There is no obligation from our side to give you any compensation or finding an alternate accommodation, except the refund of the entire advance received from you.
pay the amount of the rent and security deposit.
produce ample proof of identity of all occupants at the time of check in and make available the original documents for verification.
make normal use of the premises and related facilities, in accordance with the residential use set out for the complex.
be liable for any deterioration and/or loss that may occur in the premises during the term of your stay, except if such deteriorations have been caused by Force Majeure, by us or by any third party provided that you did not allow such party to enter into the premises.
immediately inform us of any damage or deterioration that may occur in the premises, even if the said damage or deterioration is not apparent.
not transform the premises or its appliance/installations without our prior written approval.
in case of non compliance with this obligation, you shall be entitled to request that the premises and installations be returned to their initial state. All related costs shall be borne by you.
allow any renovation work to be carried out in the communal or private parts of the premises, as well as any general repair required.
comply with the premises rules and regulations, as displayed in the premises communal areas.
personally occupy the premises; not transfer the Serviced Rental Agreement to any person without our prior written approval. In the event of transfer of the Serviced Rental Agreement without our prior approval as aforementioned, the transferee shall have no right over the premises or vis à vis the Lessor.
in no event move the furniture, fittings and fixtures and equipment outside the premises.
give back the keys prior to your departure from the premises.
not practice any commercial or other activity on the premises.
respect our neighbors - normal working people who need to get up early and go to work every day so please respect the noise levels in the stairwells as well as in the apartments
maintain and preserve the premises in good condition and order and protect the same against moth and white ants and replace all broken fittings and fixtures by suitable substitute of equally good quality.
not drill any nail or conduct any other activity that will damage the beauty and finish of the walls of the premises in any manner.
if these conditions are not respected, we can end your rental without any prior notification.
The person signing the present agreement will be liable for the correct and decent behaviour of all the persons accompanying him/her. Should that person or any of the persons accompanying him/her not behave in accordance with normal civic standards, 'Lazynest Homes' shall be entitled to request the client and the persons accompanying him/her to leave the apartment without the right for the latter to claim any type of compensation whatsoever.
We shall:
hand over the premises and its installations in good conditions.
maintain the premises in suitable condition for the purposes of the furnished rental service.
provide you with the appropriate receipt of the rent and security deposit upon your request.
We are not responsible for any cancellation or delay in rental due to reasons over which we have no control: political, religious events, terrorism, natural disasters, fires, accidents, war, strikes, governmental measures, objection from Owners Association, industrial actions, etc.
We cannot be responsible for any mechanical break down of equipment in the property or the co-property, e.g. the elevator, electric doors, heating, Cable TV, leakages etc . . . or for a service outage: electricity, generator, water, telephone, Internet, gas or cable TV.
We are not liable for any loss or theft of valuable objects that belong to you.
You accept to be charged of ANY services or extras used in the premises (as for example: phone communication, internet , car rentals, airport pick up and drop in etc.). We will inform you of these extra charges.
The bed linens, towels etc. are not provided by us. If you require such additional items , we can try to arrange at an extra cost.
The apartment doesn't have a land line connection.
We give you a property that is in perfect condition. You will have to maintain the apartment thereafter and return in similar condition on check out.
For reasons of hygiene, pets are not permitted in our property.
You can check in from 14.00 hours in our apartments. A description will be sent by e-mail, mail or fax to you.
You must check out the apartment before 11.00 hours. A check out inventory is made by you when you want. Delayed check out upto 2 hours can be considered in case there is no confirmed booking for next day.
In case of litigation occurring for the execution of the general conditions or during their realization and in regards to the conditions or their consequences, if a friendly settlement does not occur and if the litigation must be brought to a court, the parties give jurisdiction to a court in Cochin.
Photographs found on our web page are descriptive of a typical room. Photographs don’t represent the apartment as a whole but are only indicative. Photographs are made from our apartments and they cannot be used without the authorization of 'Lazynest', they will be subject to legal action.
