Real Estate Transaction Support

Below is the typical charges for services provided for non-Japanese clients in the process of purchasing real estate in Japan:

• 1. Initial meeting and interpretation support for purchase offer (買付証明書): ¥8,000

     • If you hire me before you submit your  Purchase Offer, I can advise  you regarding the amount of your offer, the amount of your desired discount, and recommend timing for signing of the Real Estate Purchase and Sales Contract (不動産売買契約書) which will vary whether you are making a cash purchase, a mortgage  financed purchase, and whether you are buying a condominium or a single detached house.

  2. Assist with explaining and advising the  gathering of required documents (financials, notaries, etc.) and assist with  forwarding documents to the seller’s agent: ¥8,000

     • I will check and advise you and your notary as to how to best word the notarized Affidavit of Residency and Signature (署名及び住 所に関する宣誓供述書) to ensure minimal delays.

     • If you  have Japanese residency and are physically in Japan, I  can assist you with obtaining your residency certificate (住民票) and hanko stamp registration certificate (印鑑登録証明書).

  3. Interpretation support at your contract meeting with the seller's agent to sign the Real Estate Purchase and Sales Contract (不動産売買契約書) and sign the Document of Important Matters (重要事項説明書): ¥16,000

     • This meeting is basically where you promise to the seller to conclude the purchase of the real estate property assuming there are no issues that arise where you would have to cancel your purchase (mortgage application disapproval, property destroyed by natural disaster, etc.).

  4. Interpretation/translation support when interacting with judicial scrivener outside of the contract meeting listed in Item No. 3: ¥12,000

  5. Transportation (train, parking, toll fees, etc.) throughout entire process: Varies

     • Fees will vary depending on location, time of meetings, etc. In most cases, the most convenient use of public transportation will be used. In cases where public transportation is impractical, the cost of a rental car, associate toll fees, fuel costs, etc. will be added.

     • If the contract meeting is conducted outside of central Yokohama, the transportation fee  will increase due the added cost of train, tolls, and extra time needed to reach the  location of the contract meeting.

  6. Translation of legal documents (negotiable): ¥30,000~¥280,000

     • Cost will vary according to the number of documents you need  translated into English and the translation of your original documents from overseas into Japanese for the seller's agent and the judicial scrivener.

  7. Onsite viewing assist of candidate properties you are considering purchasing: ¥3,000~¥12,000 + Transportation Costs

     • For additional fees to cover the cost of a rental car, I can provide a vehicle and escort you to the candidate properties where the selling agent does not have a vehicle.

  8. Additional fees will be added to the cost estimate on an as-needed basis depending on your personal circumstances.

Below is the typical charges for services provided for long-distant or cross-border owners:

• 1. Set up contracts for utilities: ¥2,000

     • Tokyo Electric Power Company (Tepco) or local electrical power service provider

     • Tokyo Gas or local propane gas provider

       • Propane gas providers typically require an advance refundable deposit of ¥10,000~¥20,000

     • Local municipal water bureau for water and sewage

     • Payment of utilities require you hire  a property manager to accept your billings each month and pay the invoices on your behalf using funds you have advanced to them.

  2. Point of contact with contractors: ¥2,000/hour

     • Coordinate work with

       • Locksmiths

       • Plumbers

       • Large garbage disposal

       • Interior/exterior renovation service providers

       • Others

     • Payment of invoices will require you hire  a property manager to accept your invoices and pay the invoices on your behalf using funds you have advanced to them. 

  3. Transportation (train, parking, toll fees, etc.) for any required on-site visits: Varies

  4. Additional fees will be added to the cost estimate on an as-needed basis depending on your personal circumstances.
