Orders are collected from the online shop selection by adding the products to the shopping basket. The order is confirmed by using the check-out functionality in the online shop to pay for the purchase. By confirming an order, you accept these terms and conditions and product pricing. An e-mail confirmation will be delivered in case an e-mail address is provided by the time of confirming the order. The e-mail confirmation lists the products ordered and the price breakdown.


Visma Pay (Paybyway Oy, business-id FI24865594) is the payment facilitator of the online shop. Paybyway Oy is a payment facilitator authorized by the Financial Supervisory Authority of Finland. The payment process is conducted in the online service of Visma Pay. Visma Pay or Paybyway Oy is shown as the receiver of your payment in the bank account listing and in your invoice. Paying with Visma Pay is safe. All information is exchanged through secured connections.

The trade happens between the online customer and the online shop. The online shop is responsible for all obligations related to the trade.

Jousto invoice and part-payment is a Finnish service for making purchases quickly and safely. Jousto is for private persons having their economy in balance. With Jousto you will get 30 days’ time to pay without interest or expenses. After you have received an invoice, you can decide to pay it at once or in parts. You can pay our purchase in up to 36 parts, starting from 9,90 eur/month. Expenses for Jousto part-payment are 3,90 eur/month and 19,90% interest. Information of cancelation policy: read the general terms and conditions below.


  • All prices include the VAT.

  • The pricing of Huuhkajalaakso cottages is seasonal. Rates vary monthly, weekly and daily.

  • We rent our cottages to private persons (over 21 years old) and companies in Finland and abroad.

  • The customer is responsible for the accuracy of the information provided.

  • Renting the villa to the third party is not allowed without our knowledge.

  • Huuhkajalaakso is entitled to use and disclose registered address information to direct mail, distance selling and other direct marketing as well as market and opinion polls unless the customer denies it. You can deny the use by contacting us (contact information in terms above).

  • We reserve all rights to change the terms and conditions, and the prices. The customer must read through our terms and conditions before making the reservation.



Prior the booking, the customer must familiarize him/herself with the Huuhkajalaakso valid rental and contract terms, as well as the information and description of the cottage. The reservation is binding after the order confirmation has been sent to the customers email address.

The customer confirms the acceptance of Huuhkajalaakso terms and conditions by paying the reservation fee or the rent.

The customer can choose the payment method, following the payment terms. The customer must contact Huuhkajalaakso without delay if the booking does not go through via online shop. Huuhkajalaakso can not guarantee in this situation that the item is still vacant.



Paying the rent and extra services is possible through reliable and secure payment transfers in an internet banking account and with various payment cards. For more information about online payment, please see the terms and conditions of online shop above.


If the rental period is further than 28 days, the customer can make a reservation also via email and pay by invoice. A reservation fee is required to be paid within two (2) weeks to secure your booking. The reservation fee is 20 % of the total rent. The final payment of the full rental due, needs to be made 28 days before the arrival date. The customer can choose to pay the whole rent at ones without separate reservation invoice. The invoice of reservation fee will be sent by email. The companies can request e-invoicing.

The objections about the invoice must be reported within 8 days of the invoice date. The invoice is paid using SEPA payment (IBAN account number and bank BIC code) using the reference number on the invoice.

Booking is confirmed ones we’ll get payment of the reservation fee or the full amount of the rent to our bank account.

If the reservation is made less than 28 days before the start of the rental period, the full rental due will be paid at the same time.

If the rental due is not paid by the agreed date and before the arrival, Huuhkajalaakso has the right to cancel the reservation.


Cancellations and changes must be made without delay in writing by e-mail: huuhkajalaakso (at) gmail.com.

The cancellation date is considered to be the day when the Huuhkajalaakso has been informed of cancellation. The customer is responsible for the cancellation to be done on a timely manner.

If the cancellation is made:

  • prior than 28 days before the start of the rental period, there will be a charge of 15 € (including VAT) for office expenses.

  • less than 28 days before the start of the rental period, there will be a charge of 20 % of the total rent.

  • less than 14 days before the start of the rental period, the full rental due will be charged. If the client or a close family member gets ill, has an accident, or dies, the client has the right to receive a refund of the rental due, except for 20 % of the total rent, even if the cancellation is done less than 14 days before the start of the rental period. In this case the cancellation must be done on a timely manner with proof of the reason for the cancellation. This does not apply if the rental period has already started.


In case of ‘force majeure’ or other unforeseen events beyond our control, the owner has the right to cancel the reservation. In this case the client will receive a full refund.

The owner has the right to cancel or terminate the rental period, and/or call the authorities if the client breaks the agreement concerning for example the number of persons, causes disturbance to other tenants or neighbors, or engages in illegal or immoral activities. In this case no refund will be made.


The villa can be used from 16.00 (4 PM) on the arrival day until noon (12 PM) on the departure day.

The villas key is located in a key box with a PIN code. The information of the key box location and the PIN code will be sent before the arrival via e-mail. The PIN code will not be activated if the rent has not been paid.

Upon departure the key must be placed inside the villa according to the instructions received before arrival. If the key is lost, we´ll charge the cost of re-seriation of all the locks or the cost of changing of all the locks, the minimum payment in this case is 100 €.


The number of people using the villa must not exceed the number of sleeping places stated in the description or the number agreed on during booking.

It is not allowed to use a tent or a caravan /mobile home on the premises. The use of mobile hot tubs on the premises is also prohibited.

The property is furnished, and the rental fee includes use of furniture, mattresses, blankets, pillows, cookware, utensils, water, heating and electricity.

The rent does not include the linen, hand- and bath towels nor the toilet papers and kitchen rolls. The clients should bring their own linen and towels, or these can be rented for an extra fee.

Linen must be used in the beds. If the linen is not used, we'll charge the cleaning costs of blankets and pillows.

The final cleaning is not included to rent, but customer can order that with additional charge or do the cleaning themselves. There is no daily housekeeping service. The client is responsible for cleaning the villa during the rental period.

If the final cleaning is not ordered, client must clean the villa so it´s in the same condition as on arrival.

  • taking out the trash (NOTE: bottles, cans, plastic, cardboard, class and metal should be recycled)

  • putting furniture and other things to their original places (unbroken)

  • removing possible stains, vomit and excrement

  • washing the dishes (also putting them to the cupboard)

  • vacume or dust the carpets outside

  • vacume the floors and wipe them with damp mop

  • all surfaces (tables, countertops and so on) must be cleaned and without stains

  • wash the toiletseats, basins, bathroom and sauna (in Villa A also the jacuzzi)

Even if the final cleaning is ordered, it does not include the following tasks which we expect the customer to carry out:

- taking out the trash (NOTE: bottles, cans, plastic, cardboard, class and metal should be recycled)

- putting furniture and other things to their original places (unbroken)

- removing possible stains, vomit and excrement

- washing the dishes (also putting them to the cupboard)

If the customer fails to perform these tasks and leaves the villa untidy, 55 € / hour for the extra cleaning will be charged.

If the premises appear dirty or damaged upon Check-in, Guest shall inform Huuhkajalaakso immediately.


Only use appliances for their intended uses.

Keep the property and all furnishings in good order.

The client is responsible to pay for any damages caused to the villa or property directly to the owner. The owner should be notified without delay or at the latest during departure if any damages occur.


The owner should be notified without delay in case there are any comments or complaints regarding the villa.


All of the units are privately owned; the owners are not responsible for any accidents, injuries or illness that occurs while on the premises or its facilities.

Huuhkajalaakso is not responsible for the loss of personal belongings or valuables of the guest. By paying the rent, the client agrees to these terms and conditions, and it is agreed that all guests are expressly assuming the risk of any harm arising from their use of the premises or others whom they invite to use the premise.

We encourage all renters to purchase travel insurance.

Guest shall allow the Huuhkajalaakso owner or representative access to the property for purposes of repair and inspection. Huuhkajalaaso shall exercise this right of access in a reasonable manner.

Smoking is allowed outside only. Do not throw cigarettes to the ground, please use the ashtrays provided on the balconies.

Pets are NOT allowed.

The wood for the fireplaces is provided by the homeowner. Please read our info-folder after arrival for further instructions on the use of the fireplace and sauna.

Making open fire in the premises in not allowed.

Children should not be permitted in the hot tub, jacuzzi and pond without adult supervision. Using the wood burning hot tub and jacuzzi, and swimming in the pond will be at your own risk.

The use of the wood burning hot tub is with extra charge. We drain, sanitize, refill and replenish chemicals in the hot tub prior to your arrival.

The hot tub in Villa A is heated with biodiesel and is pre-heated before arrival.

The clients themselves heat the hot tub with wood provided in Villa B. Heating to the optimal 37-38 degrees will take for 4 to 6 hours, depending on outside temperature..

DO NOT STAND ON THE HOT TUB COVERS. They might break, and you may be charged for replacement. Remember when not using the hot tub, please leave the cover on so the hot tub will stay warm longer and reheating won’t take so long time. Follow the instructions provided in the info folder.

The property is on community water and sewage systems. Water is drinkable. Warm water is heated in 300 liters water boiler. When rental party consist numerous people, one should take to notice the limited capacity of the warm water.

DO NOT FLUSH anything other than toilet paper while the sewage pumping systems shredder might be clogged. No feminine products should be flushed at any time. If it is found that feminine products or other products like moist towelettes have been flushed and the sewage pumping system is clogged, you will be charged for 200 €.

No refunds will be given for storms or other nature conditions. During the snow months (from November to March) winter tires are mandatory in Finland. Roads in general are very well maintained in Finland. We do not refund due to poor road conditions.
