For Renters and Owners

  • No articles shall be placed on or under any of the stairways, railings or entry bridges.
  • Balconies and street-side porches shall be kept neat and clean.
    • No articles shall be swept or thrown from them.
    • No towels, beach equipment, toys, laundry, laundry lines, or other unsightly articles shall be placed on or under the balconies, porches or other common areas and facilities.
  • No sign, notice, advertisement or commercial illumination shall be displayed on or at any window or other part of the building.
  • Disturbing Noise.
    • No owner shall make or permit any disturbing noises in his unit or within the common areas and facilities, or do anything or permit anything to be done therein which will interfere with the rights and reasonable comfort and convenience of other owners.
    • On the galleries, conversation and especially cell phone conversations should be kept to normal tones, after 10 p.m. weekdays & 11p.m. weekends.
  • Dogs and farm animals are prohibited.
    • Owners will be fined as specified by the Board of Directors.
    • The Association may require removal of any animal when it becomes bothersome to others or is deemed by the Association to be unacceptable.
  • No garbage or trash will be left or disposed of on or adjacent to the property.
    • No trash cans (garbage pails) may be left outside, either on porches or under stairwells, as these could attract rodents.
  • Parking and Registering Vehicles.
    • One numbered parking space is provided for each unit. “Guest” spots are indicated throughout the property & are for use on a ‘first come’ basis. These spots are not to be used for continued storage of vehicles while owners/renters are off island.
    • All vehicles must be parked in defined spots. Vehicles may be parked in space assigned to another unit provided the office receives written notification of permission from that unit owner. No vehicle shall be parked so as to impede ready movement by another vehicle, or in such a way that would hinder emergency vehicles access to the property.
    • All vehicles must be registered at the CBW office by license plate number. Any vehicle not registered and/or licensed will be considered derelict & removed from the property at the owner’s expense.
    • No boat, trailer, heavy commercial or non-propelled vehicle shall be parked on the property.
  • Barbequing is not permitted on seaside galleries.
    • Due to the prevailing winds and consequent fire and smoke hazards, barbequing is allowed on the street side galleries only.
  • Water closets are to be used solely for the purpose for which they were designed.
    • In no case are they to be used for the disposal of sweepings, rubbish, rags, sanitary napkins, diapers, depends or other foreign matter.
  • The number of persons occupying a unit on a routine basis is limited to two per bedroom.
    • Additional “guests” are permitted not to exceed thirty days total per year.
  • Bicycles, skateboards, razor scooters, roller/in-line skates on property are prohibited.
    • This is to insure the safety of the children. Parents are requested to restrict and monitor their children on all other areas of the property.
  • Reporting Complaints.
    • Rental tenants should register their complaints regarding the operation of the Condominium or service of the buildings, grounds, etc. with the party through whom the rental was made.
    • Complaints of unit owners should be made in writing to the Manager or the Board of Directors.
  • Crime.
    • Crime is on the rise and it is highly advisable to keep your doors locked at all times.
  • Renovations and Improvements.
    • Any and all changes to any unit must be submitted to the office, in writing, for approval by the Board of Directors prior to changes being made.

NON COMPLIANCE WITH ANY OF THE FOREGOING R & R WILL SUBJECT OWNERS TO FINES AND/OR OTHER CONSEQUENCES
