Beach Cottages Owners:  

The Board wants to remind all owners that if you are 

planning major renovations such as kitchen or bathroom 

updates, re-piping, etc. it is necessary to obtain advance 

approval through Island Management using the 

Architectural Change Process (ARP) Application For Approval. The process is simple and efficient and must be arranged through 

Island Management. 

 

It is important that the Association ensure that any changes

that are made are accomplished in accordance with our 

Bylaws and that nothing is done that could affect 

load-bearing walls or change the outside appearance 

of the buildings, etc.

 

In consideration to your neighbors it would be helpful if you 

could schedule work in the slow occupancy periods, 

or at least provide as much notice as possible.

Resolution Adopted by the Beach Cottages Board  3-26-20:

Beach Cottages Resolution Regarding Siding:

The Beach Cottages Condominium Association is installing Siding 

in order to protect against woodpecker and other damage. 

This is an expensive investment and must be protected.

Existing telephone, cable TV and other wiring on the side of the buildings 

has been reluctantly permitted in the past and will be accommodated in the installation process.

Looking forward, it is a fact that holes drilled through vinyl will cause water leaks and wood rot beyond control.

Therefore, no new wiring on or through the vinyl siding will be permitted.

A Regulation is hereby adopted by the Board of the Beach Cottages

Condominium Association:

Any need for new wiring to the second-floor units must be placed in conduit which the Association has provided. Service provision within second floor units must be accomplished through inside wire or wireless technologies by the telephone, cable TV or other provider. The same rule applies to first floor units, including those in duplex buildings, except that conduit will not be provided. Service will be provisioned through holes drilled through flooring or baseboards to the open area under the building.

Violation of this policy will require that the wiring on the vinyl and/or wood siding be removed, and the vinyl panel replaced and refitted 

at the owner’s expense. This will likely be very expensive as lifts will be 

required, and refitting is a difficult and labor-intensive process. 

The cost could be in the thousands of dollars.

All future wiring planned for any of the Beach Cottages units must be 

approved in advance by Island Management as an adjunct to the 

Architectural Change Process, to ensure that the wiring policy is strictly 

followed.

Communication and Approval by Island Management:

This Regulation will be communicated to all Owners, including New Owners as properties may change ownership in the future. It will also be 

communicated to South Seas Island Resort, CenturyLink, Comcast, and any future providers of communications and cable TV services.

Q&A

1.      Q. What if my existing floor-2 telephone or cable line goes bad? 

A. Replacement wiring must use the conduit provided.

2.      Q. What should owners on the first floor do? 

A. Telephone and cable vendors must drill down to the open area to run 

wires. 

3.      Q. How long will the required Island Management review take? 

A. IMG will respond very quickly, once reassured that the wiring proposed follows the Regulation and that 

NO HOLES ARE DRILLED IN THE SIDING.

4.      Q. South Seas Resort may run wire when I am not on site. 

A. The Association has advised SSIR that the new Regulation MUST be 

followed. It would be good for individual owners to confirm that 

requirement, in writing, to the SSIR General Manager.

5.  I rent through Royal Shell (or another agency) what if I am not on site? 

A. Same answer. 

6. Q What about electric wire (110v)? A. As in the past, all power lines 

must be run in accordance with established regulations.
