The Country Manor by night
Check-in is 4pm-7pm. Check-out is 12pm.
We will always try to accommodate our guests and Early or Late Check-ins/Check-outs are often possible for a small fee.
Well behaved children, in principle 12 years and older, accompanied and supervised by parents are welcome.
Inn and Farm may not be suitable for younger children. Please call for special arrangements.
All rooms are air conditioned and are equipped with ceiling fans.
The mansion features a new state of the art automatic air refreshment system.
Most rooms come with Cable Television/DVD/VCR and with private bath.
Generous breakfasts are included in the room rate and are individually scheduled and prepared from 8:00 till 09:30.
Room service can be provided for a $10 surcharge per served breakfast.
Please Advise for Special food requirements.
Internet Access, Local and also limited Long Distance Calls are free.
The property has a private gated entrance.
Parking on the premises is free. The estate is under a 24 hr hours surveillance system.
The Garden Terrace and Pool are not accessible for guest use at this time.
Our rates are on a double occupancy basis.
One additional family member per room might be possible with a $50 surcharge.
In principle, there is a two days minimum stay policy in weekends.
We respectfully request our guests not to walk with high heels on the antique heart of pine floors
(Pressure can indeed exceed 11,000 kPa!)1
For safety and security, group gatherings in the bedrooms cannot be allowed.
Subletting or reassigning a room is not allowed for security and contractual reasons and only registered guests have access to the estate.
Group reservations and pre-arranged use of common rooms require a $350 damage and cleaning deposit.
Sorry, charges for lost security key or forgotten items shipment is at cost with a minimum $50.
In order to protect our guest and animals we must request not to smoke in the Inn or Barn Facilities, including the use of electronic or vapor devices.
We would like to notify guests that a cleaning charge of $200 will be automatically assessed to their credit card if we do find evidence of smoking in a guest quarters or in the indoor common areas.
Damage fees and Taxes are additional.
General Cancellation Policy for refund: One Week prior to arrival.
We require a down payment for your first day at reservation and there is a minimum $100 Cancellation Fee per reserved room (outside window flat fee).
A Special Cancellation Policy is applied to reservations for football and graduation weekends, events and weddings. Please inquire,

If a reservation is cancelled outside the window prior to your arrival date, the down payment will be refunded, except the minimum $100 Outside Window Cancellation Flat Fee and incidental finance charge.
If a reservation is made or cancelled inside the window prior to your arrival date or in the case of a no show for any reason, the down payment will be retained.

Please add 7% State Sales Tax, 7% County Tax and $5 per room/night Georgia Hotel Tax
There is a finance charge at reservation of 3.99%.
We provide a 3.99% discount for use Cash/Check for any consecutive night of stay.
A $50 returned check fee, unapproved credit card chargeback fee are applicable.

The charm and age of the structures and the character of the estate in its beautiful country setting create unique challenges to hosts and guests.
We have made utmost efforts to comply with codes designed to protect guests from the risks of injury on the premises of The Colonels and Angel Oaks Farm. We pass all Fire and Health Department inspections with 100% and all recent reports are permanently posted in our hallway.
However, we request guests to use adequate caution in and around the B&B and the grounds and while visiting or engaging in estate activities.
By signing in into the guest book, you will agree to our house rules under General Information and Policy and to assume all risks of injury for you and your party and to hold harmless and waive all rights to collection of damages for personal injury or property damage against the owners and operators of The Colonels and Angel Oaks Farm for any injury or damages of any kind occurring while on the premises.
