Mold causes health problems. Homes with extreme mold infestations can be rendered uninhabitable. The most common kinds of molds look like small black circles or small colorful circles or white, web-looking growths with spreading threads. Severe mold infestations can look like solid layers of black or white/gray organic material.
Total Home Consultant inspectors visually examine all areas of the home, including crawlspaces, basements, exterior walls, and living spaces. We use moisture meters and other detection devices to identify hidden places where mold could be growing (i.e., behind walls or under cabinets).
When we find mold or suspect mold growth (because of conditions our testing devices have detected), we take samples of air in the home. Why? Because air contains particulates. Looking at the types and amounts of particulates in the air—including mold spores—informs us about the toxins present.
We collect physical samples of mold from places in the home where it is visible, such as walls, basement framing, or crawlspaces. With this kind of sampling, we can positively identify the types of molds in the home.
*Mold Inspections include visual and air sampling (3-4 samples) additional air samples may be discussed on site for an additional fee as well as physical samples.
There is no charge for a detached garage if only garage on property. If attached via a breezeway that is considered an attached garage.
Any detached building with plumbing and/or living space such as a workshop, guest house, MIL suite, or living space above a garage will incur additional fees.
What We Inspect
■ Visible Surfaces
Walls, floor, coping, tile & decking for cracks, staining, or
deterioration. Limited by water clarity — cloudy or green water
may obstruct floor/wall visibility.
■ Circulation System
Weir doors, skimmers, and return fittings checked for proper
operation and water flow.
■■ Mechanical Systems
Water pumps, filters, and heaters evaluated for visible condition
and operational status.
■ Visible Plumbing
All above-ground and accessible plumbing lines inspected for
leaks, corrosion, or damage.
■■ Attached Hot Tub / Spa
Tested for operation. All visible and accessible pumps, jets,
controls, and heaters included.
■ Electrical Components
Visible GFCI outlets, bonding connections (where accessible),
and pool/spa lighting inspected. Does not include load testing,
code compliance, or concealed wiring.
Outside Our Scope
■ Buried / Concealed Plumbing
Underground lines and pipes behind finished surfaces cannot be
visually inspected.
■ Concealed Wiring
Electrical wiring inside conduit, walls, or underground is not
accessible.
■ Obstructed Surfaces
Walls and floors hidden by cloudy or discolored water cannot be
fully evaluated.
■ Non-Operational Equipment
Equipment turned off or disconnected at time of inspection
cannot be tested.
■ Code Compliance
This is a visual inspection. We do not verify compliance with
local codes or permits.
Radon gas is odorless, invisible, and deadly. According to the Surgeon General, 20,000 lung cancer deaths per year are caused by radon. Behind smoking, radon gas exposure is the leading cause of lung cancer. With the proper equipment, radon gas is easily detectable. If found, its presence can be reduced to safe levels. Radon testing can be done in 48 hours, giving home buyers necessary information quickly. Our technicians use equipment that employs the most advanced radon-testing technologies available today.
Radon gas is a naturally occurring, radioactive gas produced when uranium in the ground breaks down. It is found in some rocks, soils, and well water. Mountainous areas or regions with high concentrations of igneous rock are more prone to the presence of radon than flat or sandy areas. Radon is the second leading cause of lung cancer, so it’s extremely important that you have your home inspected for radon to safeguard your health and safety.
All of our radon gas tests run for 48 hours to ensure accurate results.
To further ensure results are accurate, the home must be kept closed while the testing is taking place.
Our report will show you how much radon was detected in the home hour by hour.
Once the radon test is complete, you will receive the results immediately so you can make an informed buying decision.
The sewer scope inspection consist of sending a camera down the main sewer line of the home starting at the clean out (next to the house), going towards the house and away from the house (if possible), and ending at the street. This inspection does not check individual branches and only checks the main sewer line. During the sewer camera inspection, we are looking for any breaks, blockages, and debris that might be in the line preventing the plumbing from working optimally. The inspector will provide a written report with video, pictures, and comments.
*Sewer Scope can be performed on homes with septic as long as there is an accessible cleanout.
Termite inspection is completed by 3rd Party Arrow Exterminators at no cost with every home inspection (not included for stand alone inspections)
Arrow does not guarantee a time frame of when the report will be ready (typically 2-3 business days)
Inspected with limitations. We cannot scope the length of the flue, that would be a fireplace specialist. We thoroughly inspect the fire box, chimney, cap, fire arrestor, etc.
