Procedures

Online Orders: 

• YES - See additional info below

• If the online scheduler completes the scheduling process they are auto-scheduled. We do not need to follow up to confirm . We will only need to confirm prop details and obtain access. 

*The online scheduler no longer offers Radon or Water testing to those scheduling online. You MUST confirm with the person who scheduled if they would like to include Radon or Water testing (when applicable) to their order.

Live Chat: 

• ProSpect offers a live chat option to speak with us through chat in the VCC. 

• The screen will "pop" just like it does for calls to let you know which company the chat is for. 

• Always open with "Thank you for contacting ProSpect Home Inspections, this is --- How may I assist you today?"

• Handle the chat just like you would for any call. 

• Disposition the chat just like you would for any call. 

*If you are speaking with someone via chat and they have not responded for more than 2 minutes you will want to reach out to confirm they are still there by saying something like "I have not heard from you, are you still with me". If you still do not receive a reply within 2 additional minutes you will need to state. "Due to no response I will need to end this chat, if you wish to chat with us further feel free to reach out here or contact us directly by calling 260-251-7338"

Incomplete Orders: 

• We only follow up on orders that are ours and that include Add Ons. Check with inspector to see if we should follow-up on orders he created.

• Do NOT follow up on orders that only include a Home Inspection. Tyler asks that we only follow up on incompletes that include add on services. 

• DO NOT book over quotes or incomplete orders on the calendar. 

Latest Time to Schedule Next Day: 

• 2:00pm EST

Agreements: 

• You MUST let the caller know that the agreement will need to be signed prior to the inspection in order for the inspection to take place. 

• Inspectors cannot start the inspection without a signed agreement. 

Scheduling Procedures: 

• * Do not book anything over 1 1/2 hours away *

• Does not do stand alone radon testing.

• You DO NOT need to add the radon inspector to radon orders until further notice.

• Cancellations/Reschedules - If you cancel or reschedule an inspection you must send Tyler a text. He doesn't have an SMS system set up in ISN so there is no way to automatically do this - it must be done manually in Simple Texting.

• Do not offer payment at closing, but if someone requests it, please follow the procedures under the payment tab.

• If the home has 2 wells you will need to double the water testing fee.

Unfinished Basement Square Footage: 

• You do not need to add unfinished basement sq ft to the total. 

Homes over 5,000 Sq Ft: 

• Please reach out to Tyler via Simple Texting to confirm pricing and duration for homes larger than 5,000 sq ft. 

Commercial Inspections: 

• We can book commercial inspections as long as the property is less than 7,000 sq ft and is not a specialized building such as a Church or Medical Building with Multiple Offices or other building type with multiple sections/levels/offices. 

• You would use the Standard Residential Inspection type for commercial inspections we can book.

• ISN will not calculate a fee for commercial properties over 7,000 square feet. 

• Please reach out to Tyler via Simple Texting to confirm pricing and duration for commercial properties larger than 7,000 sq ft. of if it is a specialized building as listed above. 

Additional Services: 

• You must be sure to select the add on services in the Add On Services tab when additional services are included with the home inspection

Sewer Camera Inspections: 

• Can be performed on homes with Septic *You must remind the Client/Agent that only the line from the septic to the home will be inspected not the septic its self. 

Re-Inspections: 

• Re-Inspections are to be scheduled between a morning and afternoon inspection only.

• There is a $50 charge for initial return for re-inspection.

• Duration for Re-Inspections should be 30 mins unless otherwise advised by Tyler.

Well Water Testing: Water testing is NOT performed on public water

• Can only be scheduled (with or without a home inspection)

• Turn around time is within 7 days. *You MUST be sure to let the person scheduling know that the water testing results are provided in this timeline. 

Outbuildings/Detached Buildings:

• There is no charge for detached garages as long as it's the only garage on the property. 

• If there are additional detached garages or other buildings with permanent foundations you would answer Yes to the outbuilding question. 

• He doesn't normally inspect moveable small sheds, but if they'd like it inspected it would be $25. He will also inspect metal structures/sheds if asked.

• Outbuilding with Living Quarters: If less than 2,000 SF the fee is $150. Anything over 2,000 SF - reach out to Tyler.

• Thermal Imaging/Infrared: 

• A Thermal Imaging Camera is used during the inspection but we DO NOT offer this as a service or provide pictures or videos in the report, the inspectors will ONLY use this as a tool to conduct their inspections.

• Radon: 

• You DO NOT need to add the radon inspector to radon orders until further notice.

• Do not add a drop off or pick up time.  Tyler will arrange that

Stand-Alone Inspections: 

• Full Water Testing - Bacteria only Water Test - Termite/Pest - Can all be scheduled as a Stand-Alone Inspection.

• Stand-Alone Inspections are to be scheduled between a morning and afternoon inspection only.
