Explanation of Services

Our home inspection covers everything form the foundation to roof, all the major electrical and plumbing within the home, all major appliances, and fixtures, our reports will be detailed showing pictures and videos of any defects we find.

*Will Inspect Fireplaces during a home inspection if applicable. 

• Gas Burning Fireplaces - Will test the log-sets unless obvious concerns are present

• Wood Burning Fireplaces - Will do a visual inspection of all accessible components.

• Flue: I will view and inspect all accessible portions of the flue, but in most cases I am unable to view the complete flue due to obstructions. If I am unable to view the complete flue a recommendation for a complete flue/chimney scan performed by a chimney sweep will be included in the inspection report 

*If wood burning fireplace has not been used for several years would suggest it be fully inspected by a chimney sweep

• There is no charge for detached garages as long as it's the only garage on the property. 

• If there are additional detached garages or other buildings with permanent foundations you would answer Yes to the outbuilding question. 

• He doesn't normally inspect moveable small sheds, but if they'd like it inspected it would be $25. He will also inspect metal structures/sheds if asked.

If less than 2,000 SF the fee is $150. Anything over 2,000 SF - reach out to Tyler.

A water test performed to test the presence of harmful bacteria.

This is a 48 hour air monitor test. The monitor is placed within the lowest level of the home and runs for 48 hours collecting thousands of air samples.

This is a reinspection of the home after the initial inspection has been completed and repairs have been made.

Repair Verification Inspection (Only to be used on the 2nd Re-Inspection) 

Camera assisted visual inspection of the buried sewer pipe.  Video of the inspection will be provided once completed.  Property must be connected to the municipal sewer system and have an exterior clean-out or basement access to to the sewer pipe

*Can be performed on homes with Septic and would include an inspection of the sewer line from the septic to the home only.

~ Includes Total Coliform, E.coli, Nitrate, Nitrite, and Lead. Needed for VA, USDA and FHA loans.

~ Well water testing includes a functionality test of the well equipment and visual inspection of the readily accessible well components.

*If the home has 2 wells you will need to double the fee for water test

Water testing is NOT performed on public water

Water testing is NOT performed on public water

Includes NPMA-33 form. This is a thorough inspection of the home to determine if there is current or past activity or damage from wood destroying pests in the home.
