we have developed an in-depth planning and design process.
Whether you are building on your lot or ours, we offer many design options so you can create the home you've dreamed of. Depending on your time frame and budget, you have many choices to make the home a reflection of you when building one of our signature floor plans or a fully custom home.
Regardless if it is a home we have already started, a "Semi-Custom" home from your favorite SHB floor plan, or a “Fully Custom” home you've designed, Simpkins Home Builders wants to be your builder.
The initial stages hold paramount importance, serving as the bedrock for the entire venture. Having selected your desired location and established your financial parameters, the next pivotal step involves engaging with a member of the Simpkins Home Builders team.
At this juncture, we collaborate to craft a tailored plan that aligns with your aspirations. By focusing on factors such as square footage and preferred inclusions, we can furnish you with a realistic estimate of our cost per square foot for the construction of your dream home, customized to your specifications.
This method not only ensures that your envisioned home remains within the confines of your budget but also mitigates the likelihood of additional expenses stemming from subsequent alterations. Our primary objective is to guide you through the process while keeping your financial constraints in mind, ensuring a seamless journey towards your ideal living space.
Lot Information and Floor Plan
Pre-Approval Letter from your Lender (ask us about our "Preferred Lender" Program).
Copies of Drivers License -(Cell Phone Picture is Perfect)
Contact information for each person who is to be on the deed and/or Mortgage. Current addresses for both email and postal delivery as well as cell phone numbers.
Check, (cashier or personal) for Ernest Money Deposit made out to Simpkins Home Builders.
Once we have received these items, a contract will be prepared and sent to you through an email service called DocuSign.

PRE-CONSTRUCTION STAGES
This is the “Behind the Scenes” otherwise known as the "Hurry Up and Wait" stage.
During the pre-construction stage, there are many things that are taken care of to help the build go smoothly. A survey and plot plan are obtained. Meetings with the landscape architect if needed. Once those tasks are completed, permitting can be applied for. Once permitting is received, we can start the lot prep.
Remember to communicate with your construction team and follow their guidelines for visiting the site. This collaboration ensures a smooth construction process, enhances safety, and helps bring your dream home to life in a timely manner.
STAGE 10 - House is Completed. Certificate of Occupancy is obtained. New Homeowner Orientation is scheduled.
Once your home is completed we will provide you with a "New Home Orientation" and you'll be ready for "Closing"
