Appraisers, inspectors, vendors, and agents or buyers associated with a home already in-contract can be provided immediate access without an appointment.
These customers are qualified to perform some type of work on the property, they will be performing an inspection, appraisal, or even termite inspection as well as cleaning or repairs.
Follow the process outlined below if this type of customer is calling to access a property under contract.
Verified vendors (including inspectors/appraisers) entry method.
Note: Sometimes schedulers will reach out on behalf of the vendor, please take note of who will actually be at the property and ensure they have a fully verified profile.
Make sure the vendor box is checked in the customer profile as pictured above.
"It seems this is your first time working with an Opendoor home. Prior to providing access, to ensure the safety and security of agents and our visitors I will need to verify a few pieces of information in order to set up your profile - this will take just a few minutes."
Confirm Spelling: "Thank you, I have that as [repeat spelling of name back to appraiser/inspector]".
Confirm Company: Thank you, Can you confirm the name of the company you work for?"
Confirm Allow Status, Confirm Property is 'In Contract'
Succesful Verification
Providing Access: "I appreciate you confirming your information. I'd be happy to provide access to [reference address] Are you in front of the door right now?
Yes - "I will send a command to unlock the door right now. If it's successful, you should hear the lock start to turn. (If they need the code to access the home we can share the door/lockbox code as well.
If No - "Happy to help, let me go ahead and get you the access code for when you arrive at the home on [day]. What’s the best number to send that code to? Send Lockbox code.
Ending Message: "Is there anything else I can do for you today? I hope you have a great rest of your day. Thank you for calling Opendoor.
Notate on the profile “verbally provided lockbox code XXX”
"Hi [name on Appraiser/Inspector profile] Thank you for calling Opendoor. This is [Your name]. I will need to re-verify some information. This will take just a couple of minutes."
