This spacious 4-bedroom house is a well-appointed and elegant city residence downstairs and a traditional Japanese tatami-floor home upstairs. As a base for exploring this charming seaside resort city or a comfortable accommodation for a family or group vacation, this is a beautiful property in an ideal location.
The roomy second-floor balcony offers a spectacular view of the city and the surrounding mountainside neighborhoods. Enjoy the mountain breeze while watching the shinkansen bullet trains arrive and depart from across the valley. The cozy front courtyard entrance is furnished with BBQ equipment and picnic furniture for a day in, and the fully equipped kitchen and provided dishes and glassware have everything you need for a relaxed meal in the dining room.

Enjoy gorgeous views of central Atami from multiple vantage points, including the dining room, downstairs and upstairs bedrooms, and a roomy upper balcony with a comfy chaise longue and fixings for coffee and drinks. Watch the shinkansen bullet trains arriving across the valley.
Grace House was built to be a comfortable year-round home, with a master bedroom, bathroom, and combined living/dining room that are very large by Japanese standards. Enjoy a relaxing hot soak in a deep tub in the gloriously pink-and-green tiled bathhouse-style o-furo.
Atami’s resorts, hot springs, beaches, and numerous festivals have attracted people from the nearby Tokyo metropolis and beyond for millennia. Having your own holiday house just up the hill from downtown is an ideal alternative to a hotel room.
The ground floor is a riot of textured wallpaper, vintage maps, and eclectic art. There’s also Apple TV and nice studio mini-speakers connected to bluetooth (and a separate bluetooth studio mini-speaker setup upstairs, if you need a break from the excitement of wallpaper and vintage maps). All the space you need for the group to gather peaceably or relax in your own world under one roof.
The upper floor feels like a traditional Japanese home built atop the ground floor’s smart midcentury condominium. It has a central drawing room with a tokonoma, where art or flowers would be displayed, and is adjacent to a hallway, two other bedrooms, and a second sink and toilet. The drawing room would traditionally be a bedroom at night, with futons pulled from storage areas and put away the next day. There are plenty of futons available for a restful sleep on the tatami flooring, or just enjoy the comfy provided beds.
The kitchen is almost an afterthought, like the original inhabitants didn’t do much cooking, but it’s now equipped with new fixtures and nice cookware. In conjunction with the vintage cupboard in the foyer and the BBQ area in the front courtyard, the kitchen now makes perfect sense. Do your cooking in the kitchen and/or the courtyard and use the foyer for plating and delivery to the dining room or upstairs to the balcony.
That balcony: a wonderful view of Atami’s dramatic, impossible landscape, with the city creeping up the steep mountainsides, deeply colorful under the Pacific sun and a twinkling jewelbox at night. Up above the heat in (most of) the summertime, it’s a great place to watch the weather and fog roll over the mountains, to see the raptors wheeling over the vibrant forested hills, and to observe this nearly vertical neighborhood go about its business throughout the day.
Parking is a fraught issue in Atami’s narrow streets, but here you’ve got one space all to yourself in the courtyard. A large vehicle might stick out of the space a little, but that’s OK. If you need to park a second vehicle, we can probably work something out, so just let us know (at least 48 hours in advance). There are also reasonably priced lots toward the bottom of the hill.

Access
Train:
About 45 minutes from Tokyo or 1.5 hours from Nagoya via shinkansen bullet train. Express trains also get here reasonably quickly and cheaply. About ten minutes from Atami Station by taxi.
Car:
About 90 minutes from Tokyo via Tomei Expressway, exiting at Atsugi toward Odawara, then to Atami via Manazuru Road. From Nagoya, take Tomei Expressway to Numazu, heading to Atami via Mishima/Nekkan Road (about 50 minutes from Numazu IC).

Q: What are the rates for accommodation?
A: The rates for entire house rental per night vary according to the season. Check our Secure Booking page for up-to-date rates.
Q: What are the rates for children and pets?
A: Children under six sleep free in an adult’s bed. Children from age 7 to 12 are charged at a reduced child rate. When booking, please indicate on the page the number of children you are traveling with to calculate the rate for your group.
Pets: There is a flat fee of ¥4000 per stay for up to three pets. The booking page allows you to select this option when reserving the property.
Q: What are the check-in/check-out procedures?
A: Check-in: from 3:00 P.M. Check-out: by 10:00 A.M.
We offer remote check-in/check-out to maximize our guests’ private time. We will send instructions for retrieving the door key and checking in three days before your stay. If you encounter any problems, you can contact us by pushing the doorbell button at the entrance. We will get back to you right away to provide help.
When checking out, please ensure that you have all your belongings with you. Please lock the door and return the key to the lockbox.
Q: What facilities and amenities are provided?
A: See our facilities page for details (scroll down for English), but we have the essentials for home comfort (wifi, air conditioner, Apple TV, speakers), cooking and mealtime (utensils, tableware, kettle, refrigerator, microwave, rice cooker, toaster, gas BBQ stove, pots and pans, coffee maker, mugs, cups, and glasses), and cleaning and bathing (washing machine, laundry detergent, iron and ironing board, shampoo, conditioner, body soap, hair dryer).
What we DO NOT have: toothbrushes and toothpaste (please bring your own), kitchen condiments and seasonings, or BBQ consumables (charcoal, ignitor, nets). We should have everything you need for cooking inside or outside, but you should supply whatever you plan to eat or drink (there’s a 24-hour supermarket down the hill). Thank you for your cooperation.
Q: What if I decide to cancel my reservation?
A: There is no charge to cancel up to 29 days prior to your reserved check-in date.
28 days to 7 days prior to check-in date : 50% of total accommodation charge
6 days prior to the check-in date : 100% of total accommodation charge
No-shows will be charged in full.

Q: How do I cancel a reservation?
A: Check your confirmation e-mail. There will be a link to your reservation with an option to cancel from there.
Q: What about parking?
A: There is space for one vehicle on the premises. There is no street parking. If you need to park a second vehicle we may be able to help you out. Small paid parking lots near the bottom of the hill charge a fairly reasonable ¥700 to ¥800 per day. The closer you get to downtown, the more exorbitant parking costs become.
Q: What if I don’t have a car?
A: It’s doable. Bus A48•A49 from Atami Station bound for Momijigaoka stops at Koarashi, a 12-minute walk from here. It’s a very steep walk, especially with luggage. Google Maps puts it at a 35-minute walk from Kinomiya Station, the next station from Atami, but there is a substantial valley between there and here. Consider taking a taxi from Atami Station (about ten minutes, ¥1000 or so). Once you drop off your suitcases, it’s a much more enjoyable hike between here and the action downtown. Residents of our neighborhood, even elderly ones, are stalwart hill-walkers.
Q: Where can I buy food and supplies?
A: There’s a 7-Eleven close to the bottom of the hill that’s open until midnight. Just a little further along is the 24-hour MaxValu Express Koarashi branch with pretty much anything you’d need.
Q: What’s the neighborhood like?
A: It’s quiet here. There are a couple of vacation rentals in the area and a few weekend homes. Year-round residents are largely elderly. Some of our neighbors get up early for work. Sound carries far up here, so please finish your BBQing by 8:00 P.M. and enjoy your time quietly inside after that.
