Public Adjusting
The first traces of public adjusting were established in Pennsylvania in 1921. When policyholders made claims for their insured property they were left to negotiate and provide documentation of damages and "Proof of Loss" showing they sustained economic loss to their property. Proving a loss as a Public Adjuster can be broad stretching across a range of areas of expertise up to Engineers, Lawyers, and Experts. Policyholders for the most part do not have the industry knowledge in regard to providing an accurate timely created estimate for the losses they sustain monetarily. This creates an ever-growing need for Policyholders to use a Public Adjusting Firm to protect their interests.
Scope
Scope is the term to describe the damage sustained to the insured property. As an example in the event of a fire loss the scope is large. Fire affects almost every aspect of a home, from the ceiling affecting light fixtures, paint, drywall, insulation, framing, wiring, HVAC systems, and personal property stored within the attic. It affects the walls, drywall, paint, cabinetry, switches, outlets, baseboards, trim, windows, insulation, and framing. Flooring is affected which could be laminate, tile, carpet, carpet pad, heating elements, HVAC Systems, and even subfloors. It is invaluable to have the understanding of all these components before the fire department then fills the structure with hundreds to thousands of gallons of water to put out the fire. Public Adjusters more often than not work together with Experts to gather evidence to prove the loss to the Insurance Carrier. In this example we might need an engineer to prepare a report showing the structure is compromised beyond repair, or a Smoke Remediation Expert to document compromised air particulate, and a Mitigation company to properly remove and dispose of toxic debris.
Insurance adjusters should be trained or have the knowledge to properly identify an account for all aspects within your claim. We have documented hundreds of insurance claims where the scope is missing tens sometimes hundreds of items. Whether this is done with intent or not is up for discussion, but a knowledgeable Public Adjuster will properly determine scope on the insured's behalf.
Estimate
A properly prepared estimate brings together the scope documented/discovered during the inspection. As we have advanced technologically Public Adjusting companies & Insurance Carrier companies have moved toward using estimating software to create accurate estimate pricing. Each line item is broken out sometimes amounting to hundreds or thousands of line items within the estimate to fairly reflect the scope of damages. The software used constantly updates & changes as the industry changes, such as new line items developed to more accurately price a loss. An experienced Public Adjuster has thorough knowledge of how to properly use the software and create an accurate estimate in a timely manner.
Policy
Insurance Policies are a constantly changing environment, riders and endorsements are often added to policies that can expand or limit coverage. In Texas we are predominately seeing endorsements limiting coverage for hail. Carriers are in business for profit and have financial incentive in the creation of these endorsements to limit payments. Some endorsements limit hail entirely, and some carry heavy endorsements up to 5% typically seen during Hurricanes with named storm deductibles. A Public Adjuster uses the policy for the Policyholder to garner a Just settlement that includes all scope from the loss.
As time progresses the use of a Public Adjuster is more critical than ever in receiving a Just settlement. Policyholders without a Public Adjuster representing them and their interests are doing themselves a major disservice in being properly compensated for their loss.
