Planning an update to your home or landscape?
The Architectural Control Committee (ACC) has further clarified certain portions of the DCCR’s to help homeowners understand the intent surrounding changes to your home. The DCCR’s are the official standards all homeowners agreed to at closing and we hope this document provides additional guidance on the requirement to gain permission from the ACC for changes. It explains:
· Changes that will be automatically approved by the ACC and changes that require the ACC Form
· Things to consider as you plan any exterior updates
· How to request changes to your property
Remember, you need some level of approval for most property updates.
1. Changing the way it looks today? Approval is required when you are making a significant change to the exterior of your property. Fill out and submit the ACC Form unless the change falls under #2 or #3 below.
2. Replacing something that was damaged or old? Only an email is required for many items, generally this is because you are replacing something with EXACTLY the same item. For example, you are replacing your fence with exactly the same style, color, and height as the existing fence. Send the ACC an email. The ACC also published a short document on “Like for Like” which explains this minimized approval process. This helps speed your projects and still notifies our HOA management company.
3. Changes you may not make. There are simply some things the neighborhood DCCRs prohibit. For example, converting your garage to a room or allowing a property situation that breeds disease or insects.
We hope these additional explanations of the DCCR standards give everyone additional guidelines to consider when planning updates and make enforcement more consistent and objective. Feel free to bring any concerns to the ACC or Board of Directors at any time.

Trouble with your grass.
Bare ground is an issue. It causes erosion that can be harmful to a homes foundation. More importantly to the ACC, it causes unsightly yards, weeds, soil runoff into our pond, and overall degradation of property values. We’ve asked Goodwin to include this in their review of the neighborhood and notifications, but we want to provide constructive advice on things to fix the issue. Most of our problems stem from homeowners who don’t trim/remove their mature trees. The attached “advice” gives options, and welcomes homeowners to contact our committee if they want to discuss any options. See the Trouble with your grass file below for more details.
Dock Standards
The ACC has developed standards to be used by homes on the lake that want to add a dock to their property. See the Dock Standards file below for details.
The Architectural Control Committee members are elected by the Homeowner Association membership. These volunteers have offered their time and experience for your benefit. Please utilize their knowledge and experience when planning your projects.
