Dear Caley’s Mill Neighbors,
It has come to our attention that a former board member is making false claims about the current board’s efforts and the condition of our amenities—particularly the pool. Let me be clear:
🔹 The pool passed health inspection with a perfect score of 100 from the County.
🔹 The County’s requirements are extremely strict, and we met every standard.
Thanks to the efforts of your board members we were able to improve the neighborhood while dramatically cutting costs. Highlights include:
✔️ Installed LTE emergency phone
✔️ Installed emergency kit
✔️ Cleaned and reopened bathrooms
✔️ Vacuumed and skimmed the pool
✔️ Installed new guard rail & ladder covers
✔️ Cleared leaves and prepped the pool area
✔️ Coordinated with new pool maintenance vendors
✔️ Managed inspection and met all regulations
✔️ Removed, cleaned, and stored pool cover
✔️ Installed new locks on doors and gates
✔️ Installed inspector-accessible lockbox
✔️ Ordered and restocked chemicals (6 trips to suppliers)
✔️ Oversaw communication and logistics with resurfacing company
In 2024, we prioritized long-overdue investments in our community. Here’s what’s been completed:
✅ New upgraded pebble pool surface (after 15+ years)
✅ New variable-speed pool pump
✅ New salt system
✅ New commercial-grade filter
✅ Upgraded chlorinator
✅ New neighborhood entrance sign
✅ New pool umbrellas
If you have questions about anything, please talk directly to a board member. Don’t rely on rumors or negativity. Transparency, respect, and teamwork will move this neighborhood forward. Let’s keep working together for a better Caley’s Mill.
I will not be running for a board position in 2025. It’s been an honor to serve as your President. I’ve met so many kind, thoughtful neighbors—and your hugs and support meant more than you know.

List of tasks that board members did the work for free in 2024
Pool opening = savings of $2500.00
Blew leaves and misc cleanups = savings of $3600.00
Daily opening and closing pool, cleaning bathrooms, put trash out = savings of $1800.00
Presure washing pool deck, chairs and building = savings of $500.00
Installed Clorinator in pool pump room = savings of $350.00
Installed Capacitor on pool pump = savings of $300.00
Installed Pool timer/220ac power box = savings of $350.00
Installed water flow gauge = savings of $150.00
Caulked fence at entrance where new boards where installed = savings of $250.00
When grass didn’t grow durring summer “Dry month” called off the lawn mainatanace
so we didn’t pay to have grass cut when there was no grass to cut = savings of $500.00
Installed manditory phone at pool that uses LTT service instead of land line = savings of $600.00
All bushes in the neighborhood trimmed $600.00
TOTAL SAVING OF 11,500.00 This does not include the $$$ and many ours helping our lawyers recover delinquent accounts
and being very diligent with every penny that was spent.
We were very aggressive with getting our lawyers to collect dues that were not being paid by 38 out
of 138 homes. Please pay your dues. It takes many hours of paperwork for board members to pursue
the delinquent accounts. It also will cost you more money in the end than if it was just paid it in a timely manor.
Being said we have collected a nice sum of money that has grown our budget. In combination of the collections
and that saving from board members donated many hours to repair at no cost is allowing us to make the necessary repairs and upgrades
to the pool this new year 2025.
If we had another year like this we could start the process to getting the Tennis Courts resurfaced.
Pool repairs and upgrades:
We've purchased a new Neighborhood Sign. It is made from HDPE and has no paint used "it is routed to reveal the second color"
It can be pressure washed and will be good for many years to come.

HOA Board Members are not paid for their service to Caley’s Mill. Please help when you see small
things that need to be done like picking up trash or helping a neighbor.
2024 was a year of cutting back on spending to allow for savings for necessary repairs and upgrades.
The board donated many of their hours doing tasks that would normally have be paid to completed.
The pool has been resurfaced with an upgraded pebble surface. Many years past due for resurfacing and is recommended to have been resurfaced every 3-5 years
It is well over 15 years since we had it done. If you noticed the dark stains on the pool walls in 2024 that was due to the extreem
pitting in the Gunite walls. That allowed for stains to set in where we could not get them out.
New salt water system: that will create and maintain the chlorine levels. This is also nicer for your skin and the pool surface.
New Varible Speed Pump: this will pay for itself in energy saving and will allow us for better upkeep of the pool surface.
New Filter System: We need a larger filter than currently installed. Our filters were being crushed in 2024 due to being too small.
this will save money in the long run and better take care of our new system being installed.
If an HOA does not have a board of directors, it essentially cannot function properly, leading to legal issues, financial instability, and a lack of governance within the community; in most cases, a court would appoint a receiver to manage the HOA's affairs, which can be very costly for homeowners and potentially harm property values.

IF FORCED IT COULD BREAK OUR LOCK.
The Bathroom lock is the same as the gate key.
It needs a little wiggle back and forth to get key to work.

To reserve the pool there is a 150.00 refundable deposit that needs to be made out to Caley's Mill HOA
and mailed to
P.O. Box 772 Powder Springs, Ga 30127
First before sending check you must contact the HOA board at
Trevor@caleysmillhoa.com for approval
Check needs to be accompanied by a letter with Contact info including:
Name
Address
Phone
Hours needed at the pool for the party.
If the pool is not cleaned up after the party, garbage removed
the deposit of $150.00 will be forfeited.
Please book in advance to allow for enough time for check to be picked up from out P.O. box
and to assure that nothing else is going on for the requested date.
A reservation contract must be signed before any party will be allowed at the pool.
The form below is for previewing the contract.
One will be supplied to you prior to party date for signing.
