RENT RESTRICTED COMMUNITY
Caley's Mill Subdivision does not allow renters so selling to someone that wants to rent it will cause problems for the home owner when the sale nears the closing.
We've had many homes trade hands multiple times in a very short period on quick sales where after the purchase the buyer
found out that we don't allow renters.
This can cause the seller problems when selling to an entity that wants to rent the home.
The seller goes through all the steps to sell to just find out that the buyer doesn't want the home due to our No Renters Policy.
Please inform the buyer that Caley’s Mill is a single family only rental restricted community.
Homes may not be purchased for the intent to rent "No Exceptions".
HOA YEARLY DUES
Annual dues paid to Caley's Mill HOA are mandatory Yearly Dues are 315.00
Closing Cost
1: There is a $250.00 HOA initiation Fee for any new homeowner that will be charged
at the closing of a home in Caley's Mill.
2: There is a $150.00 closing letter fee that will be charged at closing.
3: Any unpaid balance due to the HOA will be collected at the time of closing.
The fees above will be outlined in the closing letter that will be provided on request to the closing agent.

We will send 3 of 3 PDF letters to the email address you provide with all the
necessary documents and balances that are needed for closing.
All bills that are the operating cost of Caley's Mill are paid by Caley's Mill Hoa from the budget collected from the Annually dues.

What Is An HOA Special Assessment?
HOA special assessments are extra, “unusual” fees that you may be charged by your HOA board under certain conditions.
These costs are usually levied by the board only in emergencies, such as in the case of unexpected large-scale damages.
Caley's Mill does not have any Special Assessment and does not have any future plans to do so.
There is a possibility in any HOA that an incident could arise that would warrant a Special Assessment.
In an HOA, every homeowner owns a portion of all the amenities, land, etc and if by an act of God or otherwise
damage occurred to that property, we as owners split the cost of the repair.
In normal instances that cost comes out of the current budget that was available
from our yearly dues.
