ATTENTION: Please be advised that the Local Government division of the NYS Department of State has alerted Towns to a new scheme by scammers sending fraudulent invoices for alleged municipal fees to individuals that have applied for zoning or subdivision approvals. The invoices are made to appear official. The Town of Austerlitz is taking steps to restrict applicant information that the Town has on file. In addition, please be aware that the only fees the Town of Austerlitz collects are those posted on our website and all such fees are payable to the Town in person at Town Hall, located at 816 Rte 203 or mailed to PO Box 238, Spencertown, NY 12165. If you receive an invoice purporting to be from the Town of Austerlitz that seems unusual, please contact the Town Clerk at 518-392-3260, ext 300, to confirm whether it’s a legitimate invoice from the Town. New Wetlands Regulatory Process (Oct.2025)
The state DEC has issued new regulations on how determinations are made as to whether a parcel or project affect regulated wetlands. The old DEC wetlands maps are no longer determinative and a request to DEC for a wetlands jurisdiction determination is now necessary for each parcel that may be part of any subdivisions, site plan, special use permit and building permit. The form(s) and regulations are posted on the DEC website (search: wetlands). The Planning Board has adopted a new form in compliance with the regulations. (See our forms page) Because applications to the Planning Board in most instances cannot be deemed complete until the DEC process is completed, early submission to the DEC is recommended before you make your Town of Austerlitz application.

PLANNING BOARD MEETINGS
1st Thursday each month, 7:00 pm
Austerlitz Town Hall
The Planning Board consists of five members appointed by the Town Board. The Planning Board reviews applications for boundary line adjustments, land subdivisions, non-residential site plans, special use permits, and ground mounted solar installations plans. The Board meets the first Thursday of the month at Town Hall, 816 Route 203, Austerlitz, at 7:00 p.m.
All fees, applications and maps must be submitted 10 days before the meeting, in both hard copy and electronically.
