Construction Management I Project #1

Students will select a local builder and research the following information:

1. Provide brochures from the builder

• Photo of the front home elevation

• Floor plan

• Marketing information

• Price range and square footage of home

• Optional floor plan(s)

• Neighborhood amenities

2. Research and provide the following information in your project:

• Builder's history and background

• Description of community that the builder is developing

• Provide demographic information

• Description of available home features. For example-- exterior finishes, appliances and flooring

• Price range and square footage

3. The research component should be in your own words

• Why did the builder select to build in the designated community?

• How did the builder justify the "pricing" of homes built and is the price realistic?

• Describe the overall target market for the builder's home.

• How fast are homes selling in the area?

• What is the average time to build a house?

The project will be completed in a "team" format. The team will work together to meet all of the assignment objectives. One grade will be awarded to the team. Because this is a college min-research project, I expect a quality performance. During the next class, I will distribute several past performances for you to review and use for guidance. On Tuesday, the teams will be assigned via a lottery. In addition, you will receive the assignment scoring rubric. I will also provide a brief tutorial on using the ACC library system.

PROJECT #2

CHANGE ORDER

Using the textbook as a guide, follow the instructions in the book regarding how to create a change order.

• Create a company and a logo

• Change three rooms of carpet (master bedroom, guest room and den) from dark green

• #10044 - price $28.50 square yard. The replacement carpet will be light grey and priced at

• $62.95 square yard and 21.50 for foam custom pad. Labor is $4.85 a yard for both carpet and pad.

• Dimensions: master bedroom 12X15, guest room 10X12 and Den 15X20

• Change light fixtures in guest bathroom to brass from chrome. Three fixtures at $125.98 each

• Labor (bare) $25.65 hr. Total time 4 hrs.
