Who will receive calls for the listing?
YOU! Your phone and email will be on the MLS, Zillow, and Realtor.com listings so most interested people will contact you directly
How will showings work?
You can show the home yourself or you can let agents use the automated showing service provided by the MLS. If you're using the showing service, you'll need a lockbox on the door with a key inside for agents to get inside.
Do I need to pay a buyers agent's commission?
You can offer any or no amount of commission for buyers agent, however agents are less likely to show with less commission. The standard buyer agent commission in Raleigh is 2.4% and Durham's is 2.5%. It's suggested to offer these amounts.
Can the listing be edited after it's activated?
Yes, you can edit the listing for no extra charge, just send me an email with the changes you want made.
How long does the listing agreement last?
However long you want, I typically input 6 months but just let me know if you want less or more time. You can cancel the contract at any point as well.
What if I need advice or consultation?
Depending on the depth of advice, I can answer questions for free or I'll need to charge an additional $200 consultation fee which is collected at closing.
When do I pay for the MLS input and/or photography?
I collect payment upfront before the listing is activated or when I'm on site to take photos.
