Light

This is one thing that Photo Sentience does really well. If there isn’t a lot of natural light in a home, it’s important for the photographer to step it up and manually put that light there. A photographer that opens blinds, turns lights on, opens doors, etc. is going to give you the best lit product initially, but a lot of the lighting effect comes from editing as well.

Image Quality

Poor image quality can be the biggest detriment to marketing your home. Unfocused, crooked, oddly angled, and blurry images will most likely convince a buyer that they don’t need to see the home because the home’s quality is as poor as the photo quality. This disservice is rare among photographers but it’s a great reason not to shoot your own photos.

Composition

Furniture, walls, reflections, straight lines vs angled lines, and more details are important to consider when shooting a photo of a home. The image should flow naturally using the features and objects, excluding any detail that is unnecessary or excessive. One detail that is seen from some photographers is showing more walls than necessary in a room. Another common fault is furniture obstruction, the image should be shot in a manner that the furniture is either being shot over or to the side of, but never directly in front.

Realism

Photos that look too much like photos and not enough like features of a house are distracting to the viewer’s perspective. The best example of unrealistic photography is HDR (High Dynamic Range) which brightens the darks and darkens the brights. Most often, HDR looks like a washed out image that looks more like a painting than a photo. Paintings are for entertaining, photos are for convincing.
