 The Zufall Health Center, Inc. (Owner) is seeking bids from qualified contractors to provide interior alterations 71 Fourth Street, Somerville, NJ 08876 

Sealed bid proposals, plainly marked: Zufall Health Center Somerville Office Space Remodeling on the outside of the mailing envelope as well as the sealed bid envelope shall be delivered to Mr. John Laracca at Zufall Health Center, 18 West Blackwell St., Dover, NJ 07801. Bids will be accepted until 2:00 pm, Tuesday, March 3rd Bids will be open immediately following the bid submission deadline. 

A mandatory walk through and pre-bid meeting will be held at 2:00pm, February 20th, 2026. Bidders will meet at the site: 71 Fourth Street, Somerville, NJ 08876 

Project Schedule is based on the General Contractor's Schedule that describes the work occurring between March 13th, 2026, and May 30th, 2026

Zufall’s scope of work includes the renovation of two existing office areas requiring selective demolition, as well as the construction of one new office space and a delivery room. Construction activities will primarily consist of demolition of existing finishes as required, installation of new wall assemblies, new flooring systems throughout the specified areas, doors and hardware, and the installation of new ceiling systems, including ceiling grid and associated components, in accordance with project specifications. NOTE: 25% of the work must be performed off hours, meaning between 6:00 PM and 4:00 PM or all day Saturday or Sunday. Arrangements must be made for off hours work times

In addition to attending the mandatory walkthrough, all prospective bidders are required to review the General Notes to ensure they meet the project standards and qualification requirements. Specifically, please refer to Page 1 – Instructions to Bidders, Part 1: Bidding Requirements and Conditions, Section 1.1 – Special Notice to Bidders (Items A through C), including subsections 1 through 2 and items A through F under Section C. Q- RFI 1:

The Instruction to Bidders on the bottom of page 7 indicate that the MBE/WBE Solicitation Form must be completed and submitted with the bid, and that failure to include this form may be grounds for bid disqualification. However, this form does not appear to be included within the bid package provided.

Please provide the required MBE/WBE Solicitation Form.

Q: Are door viewers required at the vestibule door and break room door?

A: Yes. Both the vestibule door and break room door shall be provided with a door viewer (vision panel). All door viewers shall match existing door viewers in the building. Typical size is approximately 7" x 28" frame perimeter with 4" x 25" glass. Refer to existing door viewers for size, configuration, and finish to ensure consistency

Q: What is the deadline to submit Requests for Information (RFIs) regarding this project?
A: The deadline to submit RFIs is Wednesday the 25th at 3:00 PM

Q: Are signs required?
A: Yes, signage is required. All signs shall match the existing building signage. A sample will be provided for reference.

Q: The exterior door required to have weatherstripping?
A: Yes, exterior doors shall be provided with weatherstripping, threshold (saddle), and door closer.

Q: Are doorstops required?
A: Yes. Wall-mounted doorstops shall be provided at all doors. In addition, door thresholds (saddles) shall be installed to match existing condition within the building. please refer to the take-off sheet. 

Q: Are bonds required?
A: Yes. Refer to General Notes, Section 2.4 – Bonding Requirements.

Q: What door hardware must be installed?

A: Please refer to the take-off sheet for the complete list of required door hardware, including locksets and hinges.

Q: Which walls are required to be insulated?

A: A marked-up drawings will be posted on Monday for required walls to be insulated.
