Zachary utilizes theoretical design and research to ponder many issues within the disciplines of architecture and urban design, particularly:

• The current state of Cleveland, Northeast Ohio, the general 'Rust Belt,' and how to grapple with degrowth and abandoned architecture

• Reusing overlooked structures such as strip malls and big box stores for new socioeconomic-driven purposes such as affordable housing or incubator spaces

• Trends in the architecture/engineering/construction industry, and how the standardization of drawing production implicates the built environment

• Challenges in material manufacturing, and how materials from demolished projects can be safely reused

• Documentation of historic Cleveland structures and neighborhoods before they fall into a worse condition

• Challenges in developing solution for Cleveland's vacant lot/parcel condition -- also known as 'missing teeth'
