The following Sweepstakes Official Rules (“Official Rules”) apply to your participation in the Win Your Family Home drawing on Raffall.com (the “Sweepstakes”).
Please read these Official Rules before entering the Sweepstakes. By submitting an entry, you agree to be bound by these Official Rules and you acknowledge that you satisfy all Sweepstakes eligibility requirements. The Sweepstakes is to be conducted by and on the website of Raffall Limited, a legal entity formed in the United Kingdom having its address at 7 Bell Yard, London WC2A 2JR, United Kingdom (“Raffall”). Each of (a) Raffall’s Terms of Service found at www.raffall.com/en/terms and b) the terms, conditions, and information contained in the FAQs found at https://sites.google.com/view/your-family-home-sweepstakes are hereby incorporated by reference, and you agree to be bound by same as part of the Official Rules.
1. DATES OF SWEEPSTAKES. This Sweepstakes begins on October 15, 2025 and ends on March 31, 2026 at 5:15 pm US Central time (the “Sweepstakes Period”).
2. ELIGIBILITY. You are not eligible to participate in this Sweepstakes if you are a legal resident of New York, Florida, Rhode Island, or any jurisdiction where participation in the Sweepstakes is prohibited. The Sweepstakes is not open to persons who are not eighteen (18) years of age or older or the age of majority in their state or jurisdiction of residence (which is nineteen (19) in Alabama, Nebraska, twenty-one (21) in Mississippi, and eighteen (18) in all other states) as of the date of entry (the “Entrant”). The Sweepstakes is void in any jurisdiction where prohibited or restricted by law. The current owner, whose address is 10 Wooded Way, Round Rock, Texas (the “Arranger”), and affiliates and their respective advertising and promotion agencies, consultants and agents, as well as immediate family members and/or those living in the same household of each such person, and any others engaged in the development, production, execution or distribution of this Sweepstakes, including Raffall (collectively with the Arranger, the “Sweepstakes Entities”) are not eligible to participate. “Immediate family member” shall be deemed to mean husband, wife, children, mother, father, sister, sister in-law, brother or brother in-law.
3. HOW TO ENTER. There are two (2) ways to enter:
i) PURCHASE: a) register an account at www.raffall.com, and b) purchase tickets corresponding to the Sweepstakes on the website of the Raffall during the Sweepstakes Period.
ii) FREE WRITE-IN: To enter without making a purchase: a) register an account at www.raffall.com, and b) legibly handwrite your Raffall User ID, the Raffall ID for the Sweepstakes, and the words “Raffall free sweepstakes entry” on a postcard, with proper 1st or 2nd class postage to: 7 Bell Yard, London WC2A 2JR, United Kingdom. All write-in entries must be postmarked and received at least 72 hours before termination of the Sweepstakes Period. There is a limit of one (1) write-in entry per envelope/postcard. Each envelope/postcard is considered one (1) entry into the Sweepstakes. Multiple entries submitted or completed by anyone other than the Entrant are void. No mechanical reproductions will be accepted. Write-in entries must contain all entry fields outlined above; otherwise, they are void and will not be eligible to win.
Neither Raffall nor any Sweepstakes Entity is responsible for any entry that is lost, late, illegible, stolen, mutilated, incomplete, invalid, unintelligible, postage-due, misdirected or undeliverable, whether due to system errors, omissions, interruptions, deletions, defects, delay in operations or transmissions, theft or destruction or failures, faulty transmissions or other telecommunications malfunction, human error, entries not received resulting from any hardware or software failures of any kind, lost or unavailable network connections, failed, incomplete or garbled computer or telephone transmissions, typographical or system errors and failures, faulty transmissions, technical malfunctions, or otherwise. Only fully completed entries are eligible. Proof of submission will not be deemed to be proof of receipt by Raffall.
4. DRAWING/ODDS. Potential prize winners will be selected in a random drawing from all eligible entries. Odds of winning depend on the number of eligible entries received for the Sweepstakes. The odds of winning can be determined by dividing the number of tickets held by such entrant by the total number of tickets issued in the Sweepstakes. See also the Raffall.com website for a specific calculation of the odds of winning as an Entrant.
5. PRIZE. The prize (“Prize”) has been arranged by Arranger and consists of:
The single-family home located at 10 Wooded Way, Round Rock, TX or an optional US $250,000 in lieu of the property Prize. The Prize will be transferred according to the mechanism set out below:
a Pre-Contract Period: After the winner is announced on March 31, 2026, the winner will have until April 15, 2026 to enter into the provided contract for purchase of the property at a price of US $1 (with all title and closing costs paid by us). Property tax to be split at closing for the year based on ownership transfer date.
b Contract Period: If the winner is happy with the prize, the winner may choose to enter into the provided contract for purchase of the property. The deadline for entering into the contract for purchase of the property is April 15, 2026. If (a) the winner fails to enter into the provided contract for purchase by April 15, 2026, (b) at any time while the property is under contract the winner breaches or decides to terminate the contract, or (c) if applicable laws prohibit the winner from acquiring an interest in the property, an election by the winner of the US $250,000 cash option in lieu of the property transfer will be deemed to have occurred. It is anticipated that the closing of the transaction will take place on or after April 30, 2026, at which point the property will formally transfer to the winner.
The “One to Four Family Residential Contract (Resale)” that will be used to transfer the property are hereby incorporated by reference. Other relevant disclosures regarding the Prize, will be disclosed before the winner enters into the provided contract.
A minimum of 150,000 qualifying entries (as determined by Raffall) is required to be issued in the Sweepstakes transaction for the property Prize to be awarded. If fewer than 150,000 qualifying entries are issued, the winner will receive a cash alternative based on 50% of the total amount associated with those qualifying entries.
If applicable laws or circumstances outside of Arranger’s control prohibit the winner from taking possession of the property, and at least 150,000 qualifying entries are issued in the Sweepstakes transaction, the US $250,000 cash option in lieu of the property transfer will be paid to the winner. (It is noted that, as of the first date of this Sweepstakes transaction, residents of China, Russia, Iran, and North Korea, may be prohibited from acquiring real property in Texas under applicable laws.)
The estimated total approximate market value of the Prize should not be relied upon as an estimate of resale proceeds should the winner chose to sell the property Prize. An independent appraisal of the property Prize should be obtained to determine actual fair market value.
6. TAXES. The value associated with the Prize may be taxable as income, and the Prize winner is solely responsible for any taxes, including, but not limited to all applicable federal, state and local taxes that become due with respect to the value of the Prize. Raffall and/or a Sweepstakes entry may report the value of the Prize to the Internal Revenue Service in the year the Prize is received by the Prize winner and may be reported to the Prize winner and the Internal Revenue Service in the form of a Form 1099.
7. NOTIFICATIONS/CLAIMS. The Prize winner will be notified by email and/or phone upon expiration of the Sweepstakes Period (the “Notification”). If it is determined by a Sweepstakes entry and/or Raffall, in their sole discretion, that a potential Prize Winner is not eligible in accordance with these Official Rules, an alternate Prize Winner will be selected at random from among the remaining nonwinning eligible entries received during the Sweepstakes Period. The Potential Prize winner may be required to sign and return (except where prohibited) an Affidavit of Eligibility and Liability/Publicity Release and a W-9 tax form (the “Paperwork”) within ten (10) days of the Notification. Potential Prize winner must return the Paperwork within the date and time indicated in the Notification. If a potential Prize winner fails to return the Paperwork within the date and time indicated in the Notification, or is found to be ineligible, or if he/she does not comply with the Official Rules, such potential Prize winner and his/her entry may be disqualified, and another potential Prize winner will be selected from the remaining eligible entries received.
8. CONDITIONS. By participating in this Sweepstakes, Entrants and Prize winners agree to be bound by these Official Rules and the decisions of the Arranger and Sweepstakes Entities, which are final in all respects and not subject to appeal. By participating in this Sweepstakes, Entrants, and Prize winners release Raffall, the Arranger, and each and all of the Sweepstakes Entities, from any and all liability, damages or causes of action (however named or described) with respect to or arising out of participation in the Sweepstakes, and/or the receipt or use/misuse of any Prize awarded, including, without limitation, liability for personal injury, death or property damage. Failure to comply with these Official Rules may result in disqualification from the Sweepstakes. All Sweepstakes materials are subject to verification and are void if (a) not obtained in accordance with these Official Rules and through legitimate channels, (b) any part is counterfeited, altered, defective, damaged, illegible, reproduced, tampered with, mutilated or irregular in any way, (c) are obtained where prohibited, or (d) they contain printing, typographical, mechanical, or other errors. Entrants assume all risk of loss, damage, destruction, delay or misdirection of Sweepstakes materials submitted. In the event any portion of this Sweepstakes is compromised by activities beyond the control of the Arranger which, in the sole opinion of the Arranger, corrupt or impair the administration, security, fairness or proper play of the Sweepstakes or this Sweepstakes, Arranger reserves the right at its sole discretion to modify, suspend or terminate the Sweepstakes.
Winning a Prize constitutes permission for the Sweepstakes Entities and its agencies to use Prize winners' names, addresses (city & state), voices and/or likenesses for purposes of advertising, promotion and publicity, for this Sweepstakes only, without further compensation, unless prohibited by law. If for any reason this Sweepstakes is not able to be conducted as planned, including, but not limited to, by reason of infection by computer virus, bugs, tampering, unauthorized intervention, fraud or any other causes beyond the reasonable control of Arranger which corrupt or affect the administration, security, fairness, integrity or proper conduct of the Sweepstakes, then Arranger reserves the right at its sole discretion to cancel, terminate, modify or suspend the Sweepstakes and randomly draw from those entries received up to the cancellation/suspension date to award Prizes.
CAUTION: ANY ATTEMPT BY A PERSON TO DELIBERATELY DAMAGE OR UNDERMINE THE LEGITIMATE OPERATION OF THE SWEEPSTAKES MAY BE IN VIOLATION OF CRIMINAL AND CIVIL LAWS AND SHOULD SUCH AN ATTEMPT BE MADE, ARRANGER RESERVES THE RIGHT TO SEEK REMEDIES AND DAMAGES (INCLUDING ATTORNEY’S FEES) FROM ANY SUCH PERSON TO THE FULLEST EXTENT OF THE LAW, INCLUDING CRIMINAL PROSECUTION. ARRANGER’S FAILURE TO ENFORCE ANY TERM OF THESE OFFICIAL RULES SHALL NOT CONSTITUTE A WAIVER OF THESE PROVISIONS.
9. NO LIABILITY: By participating, Entrants and Prize winners agree to release, discharge, indemnify and hold harmless the Arranger, the Sweepstakes Entities, and each of their respective officers, directors, employees, representatives and agents (collectively, the “Released Parties”) from and against any claims made by any Entrant, Prize winner, or any other third parties, related in any way to the operation of this Sweepstakes as well as any other claims, damages or liability due to any injuries, damages or losses to any person (including death) or property of any kind resulting in whole or in part, directly or indirectly, from receipt, acceptance, possession, misuse or use of a Prize or participation in any promotion related activity or participation in this Sweepstakes. The Released Parties, and each of their affiliates are not responsible for the conduct of Raffall. The Arranger and each of their affiliates are not responsible for the conduct or terms of the Sweepstakes.
10. SWEEPSTAKES DESIGNATION. In the United States, this Sweepstakes is being conducted as a sweepstakes in accordance with applicable laws. Internationally, the Sweepstakes may be deemed a contest or another type of transaction. Any use of the term “raffle,” “drawing transaction,” “contest,” etc. should not be deemed a designation of regulatory framework for this Sweepstakes.
11. WINNER DISCLOSURE. The Prize winner will be publicly available on the campaign page of the Sweepstakes on Raffall.com.
12. GOVERNING LAW. These Official Rules are governed by the laws of the State of Texas, excluding its conflicts-of-law rules.
