Win Your Family Home - Raffall FAQs
1. What exactly is the prize for winning?
The prize consists of a 3606 sq ft Single Family home in the city of Round Rock, TX, or an optional US $250,000 in lieu of the prize.
The prize will be transferred according to the mechanism set out below:
Pre-Contract Period: After the winner is announced on March 31, 2026 the winner will have until April 15, 2026 to enter into the provided contract for purchase of the property at a price of $1 (with all title and closing costs paid by us). Property tax to be split at closing for the year based on ownership transfer date.
Contract Period: If the winner is happy with the prize, the winner may choose to enter into the provided contract for purchase of the property. The deadline for entering into the contract for purchase of the property is April 15, 2026. If
(a) the winner fails to enter into the provided contract for purchase by April 15, 2026,
(b) at any time while the property is under contract the winner breaches or decides to terminate the contract, or
(c) if applicable laws prohibit the winner from acquiring an interest in the property, an election by the winner of the US $250,000 cash option in lieu of the property transfer will be deemed to have occurred. It is anticipated that the closing of the transaction will take place on or after April 30, 2026, at which point the property will formally transfer to the winner.
The contract used to transfer the property will be the “One to Four Family Residential Contract (Resale)”.
A minimum of 150,000 qualifying entries is required to be issued in the drawing transaction for the prize to be awarded. If fewer than 150,000 qualifying entries are issued, the winner will receive a cash alternative based on 50% of the total amount associated with those qualifying entries.
If applicable laws or circumstances outside of our control prohibit the winner from taking possession of the property, and at least 150,000 qualifying entries are issued in the drawing transaction, an election by the winner of the US $250,000 cash option in lieu of the property transfer will be deemed to have occurred by the winner. (It is noted that, as of the first date of this drawing transaction, residents of China, Russia, Iran, and North Korea, may be prohibited from acquiring property in Texas under applicable laws.)
2. Do I have to buy a ticket to participate?
NO. There are two ways to participate:
PURCHASE: a) register an account at www.raffall.com, and b) purchase tickets for the drawing transaction on www.raffall.com during the drawing transaction period. Each ticket purchased or awarded free in a bundle equals one entry into the sweepstakes.
WRITE-IN: to enter without making a purchase: a) register an account at www.raffall.com , and b) legibly handwrite your Raffall User ID, the Raffall ID for the drawing transaction, and the words “Raffall free sweepstakes entry” on a postcard, with proper 1st or 2nd class postage and mail to: 7 Bell Yard, London WC2A 2JR, United Kingdom. All write-in entries must be postmarked and received at least 72 hours before termination of the drawing transaction period. There is a limit of one (1) write-in entry per envelope/postcard. Each envelope/postcard is considered one (1) entry into the drawing transaction. Multiple entries submitted or completed by anyone other than the entrant are void. No mechanical reproductions will be accepted. Write-in entries must contain all entry fields outlined above; otherwise, they are void and will not be eligible to win.
3. Can I purchase a ticket? For how much? Do I get a discount if I buy more?
Yes. To purchase one ticket, you just need $10, but the great news is that as you buy more tickets bonus tickets are awarded. In other words, the more tickets you buy, the cheaper each ticket gets. Through a ticket bundle, you can unlock lots of bonus tickets. Ticket bundles change frequently. Please see the Raffall site for today’s bundles.
4. Is this a sweepstakes or a raffle?
In the United States this drawing transaction is being conducted as a sweepstakes under applicable laws. The drawing transaction is not a raffle under applicable US law. Internationally, the drawing transaction may be deemed a contest or other type of transaction.
5. Are there official rules?

6. Has this been done before?
Yes, Raffall.com has conducted several drawings with prizes consisting of real estate. (See https://www.nytimes.com/2025/06/16/realestate/ireland-raffle-house-w inner.html.) As of Oct 2, 2025, two sweepstakes are live in Texas and one is live in West Virginia on Raffall.com. One drawing has been completed on the Raffall.com platform for a property located in Texas.
7. When does the drawing transaction end? When is the winner chosen?
The drawing transaction will end on March 31, 2026, when the winner will be announced.
8. Are tickets available outside of the United States?
Yes. Raffall.com is an international platform.
9. How old do I need to be to participate?
You must be 18 years of age or older or the age of majority in your state or jurisdiction of residence (which is nineteen (19) in Alabama, Nebraska, twenty-one (21) in Mississippi, and eighteen (18) in all other states in the United States) as of the date of obtaining the ticket.
10. Who is conducting the drawing transaction?
This drawing transaction is conducted by and on the website of Raffall Limited, a United Kingdom company. The property owner is not responsible for the conduct or terms of this drawing transaction.
11. Do some tickets have better odds of winning?
No. All tickets whether purchased or entered without making a purchase are treated equally.
12. Are there any states or jurisdictions where residents can’t participate?
You are not authorized to participate in this drawing transaction if you are a legal resident of New York, Florida, Rhode Island, or any jurisdiction where participation in this drawing transaction or receipt of the prize is prohibited.
Note that if participation in the drawing transaction is permitted but applicable laws or circumstances outside of our control prohibit the winner from acquiring an interest in the property, and at least 150,000 qualifying entries are issued in the drawing transaction, an election by the winner of the US $250,000 cash option in lieu of the property transfer will be deemed to have occurred.

16. What is the house like? When was it built?
The house was built in 2000 and is a 3,606 square feet, as noted on the Williamson County Central Appraisal District. It is a two level house, with a white stone exterior, double height living area, four bedrooms rooms, a study, four bathrooms, a media room and an attached 2.5 car garage on a nearly ½ acre lot.
The house is tucked away in a cul-de-sac, in the exclusive Oak bluff neighborhood lush with mature trees, green lawns and beautiful walking paths.

17. What are the annual property tax obligations for the property?
For 2024, the annual property tax obligations in respect of the Property were US$ 10,779.75.
18. How much is the property worth?
The estimated total approximate market value of the Prize is US$900,000 as of 2024. It is noted that depending on real estate market conditions and broader economic indicators at the time of sale, the above-estimated value may likely require significant marketing time and resources. An independent appraisal of the property Prize should be obtained to determine actual fair market value.
19. Will there be a mortgage on the property?
No, the property will be transferred to the winner, debt free and with no liens.
20. What are my options if I win?
After the winner is announced on March 31, 2026, the winner will have until April 15, 2026 to enter into the provided contract for purchase of the property at a price of US$1.

24. How are the chances of winning calculated?
One ticket corresponding to a winner will be chosen on March 30, 2026, by Raffall Limited. For any entrant, the odds of winning can be determined by dividing the number of tickets held by such entrant by the total number of tickets issued in the drawing transaction. 25. Is there a maximum number of tickets I can obtain?
No, there is no limit to the number of tickets an entrant may obtain.
26. Do I have to pay taxes if I win?
It’s possible. In the US, sweepstakes winnings are generally considered taxable income and must be reported on a federal income tax return. Your state may also tax your winnings, depending on where you live. Consult your tax advisor in respect of your specific circumstances.
27. Who takes care of the paperwork?
Raffall Limited will oversee the mechanics of the property transfer and the release of funds. A title company in Texas will oversee the transfer of the property. The contract used to transfer the property will be the “One to Four Family Residential Contract (Resale)”.
28. Why is the price for a ticket different than US$10?
Raffall.com, the platform conducting the drawing transaction, is based in the UK and processes payments in British Pounds (GBP). As a U.S. company, we refer to ticket prices in United States dollars, so the actual amount you see at checkout may vary slightly due to currency exchange rates.
