This cosy layout is for a holiday apartment in a city. These are long thin apartments which are popular in expensive cities like London. They are meant to be studio flats.

This layout uses a width of 2.85m and a length of 12.25m (excluding balcony) {total area 34.9 sq.m}. As a holiday flat, this apartment is designed for 4 persons. Sleeping for 4 persons is on 2 bunk-beds. There are 4 desks which can be used for work, TV or gaming. Dining table can seat only 4 persons (no guests; unless you use the desks). There is no lounge/ sofa area.

The layout is basically a central walkway which divides the apartment. On one side are the utilities and equipment. On the other side are the human activity spaces.

These plans were created using SketchUp by Trimble. I have included a guide grid of tiles in the centre. Each tile is 300mm by 300mm [appx 1ft by 1ft]. All walls are 15cm thick. The internal floor-to-ceiling height is drawn to only 2.2m.

Description from left to right of the Utilities and Equipment.

  • Bathroom 1 - a toilet and a shower.

  • Bathroom 2 - a toilet and a basin.

  • Laundry area - a washing machine (floor), a clothes drier (wall hung) and a laundry basin.

  • Basin 2 - with mirrored storage. For non-private activity like brushing teeth, make-up.

  • 2 door cupboard with shelves - Half for linen & laundry and half for food & pantry.

  • Refrigerator

  • Kitchen stack - with dish washer; then area for kettle, toaster & misc cookers; then microwave oven; etc.

  • Kitchen counter - with double basin; then work area; then oven and hob (& extractor).

Description from left to right of the human activity spaces.

  • Dining area - table width is 90cm. Chair space is 90 cm on each side.

  • Desk area - being for work, TV or gaming, each desk needs several electrical points.

  • Wardrobe 1

  • Bunk Bed 1 & 2

  • Wardrobe 2

Notes

  • Luggage is meant to be stored under the bunk beds

  • You can build a stepped platform to give easy access the upper bunk beds. This would be placed between the bathroom wall & the bunk beds (appx 85cm width walkway).

  • The 4 work desks uses up a lot of space but is necessary to be functional as flexible use.

  • The kitchen shows a full-sized dish-washer. For 4 persons, a half-height dish-washer would suffice.

A 2-step platform would be appx 43cm high per step (86cm total height); 30cm depth per step & 60cm depth for the top step.
