Can I view one of your houses?

Yes, either in person or live WhatsApp stream or WeChat. Please contact c.hm@btinternet.com

How much are the rooms?

The rooms range in price from £103 to £127 a week depending on size, whether it has an ensuite, finish and the location of the property 

What does the rent include?

The rent includes ALL utility bills, internet and TV subscriptions (where provided) as well as the TV licence (common area only)

How much are deposits?

Deposits vary but are usually £250 - £300 per room 

How do I get my deposit back?

Your deposit is protected by a regulated independent deposit protection company usually TDS 

How do I pay?

The first-month payment is paid in advance. Without a UK-based guarantor and references you may be required to pay 3 months in advance

What type of tenancy agreement will I need to sign?

An Assured Shorthold Tenancy agreement (NRLA sharers version)

Is parking available?

Yes, to some properties others require permit parking with the local council which is easy to organize currently just £30 for the year! I am happy to refund this back to you on proof of payment

What is an HMO?

An HMO is a House of Multiple Occupancy where 3 or more unrelated tenants have their own individual room but share some facilities such as a kitchen and bathroom. All houses with 5 or more tenants must have an HMO license from their local council and comply fully with their guidelines in terms of space and Health & Safety requirements. A copy of the licence will be provided on the house noticeboard where the property requires such a license. Leicester City Council have brought in Selective Licensing which requires smaller less than 5 unrelated tenants to have a license from the Council as well (in some designated areas the aim being to ensure safe, habitable housing stock for all sharers)

What is DASH?

Decent And Safe Homes www.dashservices.org.uk  DASH encourages and promotes good property standards and management practices in the private rented sector. I am an accredited member and am certified (e.23/09/24)

The NRLA is the National Residential Landlords Association www.nrla.org.uk it is the main residential landlord association in the country and aims to make renting better by going the extra mile to ensure they have an informed better educated and more supported membership community.
