Lawn Services--Current Season.

Our Val Vista Villas Owners Association Lawn Services this year is  with Sun Valley Inc.,  and they begin working on our lawns in March/April.  

 The contractor scope of work is as follows:

·         Mow and trim all Villas once each week.  Lawns will be mowed and soft trimmed 1 time each week on WEDNESDAY, with Thursday or Friday as rain dates.  (DO NOT RUN YOUR SPRINKLERS ON WEDNESDAY OR THURDAY OF EACH WEEK).  Insure you follow the watering instructions  to maintain our lawns green and healthy as well as reduce the chances of fungus or other lawn problems we do not want.  If you do have any questions regarding your lawn or watering, talk to Sun Valley Inc. ..Also do not run sprinklers when we have rain.

·         Chemical Applications (6) of all units using granular care program.  A flag will be placed in yard when chemical applied.  All applications will be done as prescribed by the University of Nebraska Extension Office.  All applications will be granular type fertilizer:

--Two pre-emergent applications Step #1 and Step #2 for control of crabgrass & foxtail with broadleaf control as needed. (March ~ April).

--Lawn Fertilizer and Weed Control Step #3 (grub control).

--Lawn Fertilizer and Weed Control Step #4 (summer).

--Lawn Fertilizer and Weed Control Step #5 (starter fertilizer).

--Lawn Fertilizer and Weed Control Step #6 (winterized).

·         Edge sidewalks & driveways all units at start of season and may try to do again toward end of season.  They will do soft trim by weed eater with weekly mowing.

·         Blow grass off of driveways & sidewalks, front approaches, steps, porches, landscape areas as best can, and patio areas.

·         Front and Back yards will use “36” mowers by operators.

·         Between houses the “21” mowers will be used by operators.

·         Aeration if needed at end of year and approved by the Board.

·         Hard Edging if needed and approved by the Board.

·         They will try to identify and recommend corrections to yard damage due to fungus, insects and/or diseases.

Sun Valley Inc. will be responsible for damages/repairs caused by their weekly mowing.  Insure if damages occur to contact the Beth quickly so they can work with you regarding repairs.  The crew will wear colored logo shirts so you should know who they are. Sun Valley Inc., can also provide other services to homeowners as needed.  They can provide power raking, mulch, river rock, fill dirt, and other landscaping services customized for your lawn needs.  Matt Menard can be contacted at (402.871.2143 Office).

Sun Valley Inc., also can provide turn-on and shut off of your sprinkler systems at $85.00 charge to the homeowner.  If you do want Matt to arrange for turn on your sprinklers this Spring, you need to let him know so  Matt can  arrange a schedule so can all be done at one visitPlease let Matt know in the Spring for turn-on and Fall for Turn-off.   After Matt knows who is interested, he will arrange schedule for the work to be done, advise homeowners,  and Matt will bill each homeowner.

HELPFUL TIPS

HOW LONG SHOULD I WATER EACH STATION?

You have to make sure that you don’t under or over water a particular station.  To be certain, you need to find that saturation point for each zone in system.  You can do this by using a stop watch or wrist watch and turn on the zone one at a time.  Once you see the water runoff from the area being watered, you have reached the saturation point.  Record the time and set zone time for a minute or two under that time so no water wasted. Repeat this for each station and this will give you a perfect time to set your sprinklers.  The time will usually range from 15 to 30 minutes in each station.  Do not underwater or over water a section at anytime.

HOW OFTEN SHOULD EACH STATION BE WATERED?

You should water 3 to 4 times each week, or more, depending on temperature, wind, rain and sun.  You might have to run the system everyday during the hot summer months when really hot and dry.  Also, if it is raining or a rain day in the forecast, you should not water your lawn!

WHAT TIME OF DAY SHOULD I WATER?

You should water the lawn 1 to 3 hours before sunrise so you have adequate water pressure and is also optimal time for grasses and plants to be watered.  Do not water during the hot part of the day to preclude burning the grass and loss of water due to evaporation.  Do not water late evening as the water remains on grass and top soil and could lead to mildew and molding.

DO SPRINKLER HEADS COVER LAWN AREAS?

You need to check sprinkler heads to insure proper coverage of your grass and plant areas.  Do not waste water sprinkling your driveway, sidewalk, patio, street or side of the house.  If you do need help, contact Sun Valley, Inc. (402.871.2143 Office), they may be able to help you.

Snow Removal-- Current Season.

                                      

This is general information regarding our Val Vista Villas Owners Association Snow Removal Services. The Contractor Sun Valley Lawn Care, Inc.(Matt Menard 402.871.2143 Office) shall provide the labor, materials, equipment and things necessary to perform the Snow Removal Work as described below.

The contractor scope of work is as follows:

          .             Snow removal and/or ice treatment will occur on approximately FIFTY (50)

      driveways, sidewalks, porches and steps on homes located on Brentwood Dr., 107th St., Two

      Homes 106th St. and four homes Hillcrest Drive.

     .             The work will be performed during the snow removal season.  The snow removal

      season will begin with the first snow fall in the fall/winter and continue through the last

      snowfall in the spring.

           .              All labor, materials, and equipment to complete the snow removal will be supplied by

       the Contractor.

     .             Remove snow and/or sleet from one-inch depth or higher or as directed by the VVVOA 

      in hazardous conditions from all areas indicated under scope of work.  Contractor shall

      apply ice melt to prevent slipping on the driveways and walk ways only when necessary and

      approved by VVVOA.

     .             Except in the case of heavy snow (six inches or more), snow shall be removed to the

      extent possible prior to morning drive to work, or at least begin the removal when snowfall

      has ended. The same concept applied at evening drive to homes.

     .             Snow shall be removed from our walk and drives.  Snow removal on driveways will not

      exceed one-half foot wider than the actual garage door to prevent damage to lawns,

      landscape, and sprinkler heads at edge of drives and lawns. 

   .           Failure to stake driveways will void our liability to repair grass edges that may be damaged 

      from plows and other equipment. Our team can do our best work when vehicles and obstacles are moved

      - service will be limited when vehicles are parked in the driveway during snow events.     


FIRE SAFETY: Here are some things you need to know about smoke and CO2 detectors:

           •    There should be at least 1 working detector on each level of your home. Go one step  further and have a smoke detector in each bedroom for added coverage.

           •     Be sure to change the batteries in your smoke detector. Some newer detectors have batteries that are good for 10 years. If you have one of these models, don’t worry about a  battery change.  If you need batteries you can contact the fire station at 402-339-8617.

          •      Clean your smoke detector with a vacuum and soft brush attachment. Dust can build up and prevent your detector from working properly.

          •       If your detector is more than 10 years old, it is most likely time to replace your unit. A smoke detector that is past its working life can have components that have weakened and  prevent it from working properly.

Smoke and CO2 Detectors.

La Vista Fire Department will test home smoke alarms and CO2 detectors and change batteries for you free of charge. Call the department at 402-331-4748 to schedule a time on a Friday.  They cannot touch existing detectors if wired into your electricity, but can provide you batteries at Fire Dept District #1, 8110 park View Dr.  A request may be made on their web site, www.cityoflavista.org/fire; or call above #.   Please complete Form at web site and submit and they will contact you for deliver/and if not connected to electricity will install.
