The Townes at South Meadow HOA Board Member is an important role that comes with a lot of responsibility. All members are volunteers who have a common goal to make sure that the community is running well and adhering to the governing documents. The Board is tasked with solving problems and conflicts, handling the community's budget, overseeing maintenance and repairs, and many other important tasks to help keep the community looking good and staying in good repair.
The most important responsibility for board members is their fiduciary obligation. The State of Arizona has laws that govern HOA boards to guide HOAs in how to carry out their responsibilities within the intent and expectations of the law.
Good board members are knowledgeable about the association's governing documents and any state laws that apply. In addition, they have a commitment to their fiduciary duties that can be further defined as:
Duty of care - Board Members do their very best when making decisions for the community by performing due-diligence in an effort to make a well informed decision.
Duty of loyalty - Board Members set aside their own personal interests and put the well-being of the community as a whole first when making decisions.
Duty to act - Board Members act within the scope of authority to carry out tasks that they are obligated to perform.
Meetings are held virtually at 6pm the 4th Wednesday of the month when there is business to address.

The Townes at South Meadow Board is comprised of up to 7 board members. The roles on the board are: President, Vice President, Treasurer, Secretary and Member at Large. Our guiding documents currently state that we must have at least 3 members in order to conduct business.
The current board has 5 members: A President, Vice President, A Secretary and 2 Member at Large. We have room for a Treasurer.
President - Leads the board and presides over meetings. In addition, they sign contracts and other legal documents, as well as cosigning checks when the need arises.
Vice President - Steps in for the president when they are not available. May act as an advisor to the president, lead committees or assist in other ways.
Treasurer - The treasurer oversees the finances of the HOA. They document all incoming and outgoing money and ensure fees are collected, vendors are paid, and investments are monitored. They make sure that the HOA is financially sound within the confines of the ruling documents and state law. They monitor financial reports, assist with the budget, and work closely with the auditor when audits are performed.
Secretary - The secretary is the record-keeper. They are responsible for the meeting minutes and any supporting documents. They oversee association records such as homeowner information and unit maintenance records.
Member at Large - Members at large are members that do not have fixed duties but wish to serve on the board. They may be in charge of special projects or serve on committees.
Being a board member is a volunteer position. Board Members are not compensated in any way for their service. They do not get paid, nor do they receive discounts on their HOA fees.
Currently the board meets the 4th Wednesday of every month at 6pm. Meetings are currently virtually. Meetings last between 1 and 2 hours. All homeowners are welcome to attend. The link to the meeting is sent by the property management company. Please make sure your email address is up to date with them.
The Annual Member meeting is generally held in April. All homeowners are welcome to attend.
