The presented concept for a multi-family residential building involves dividing the building into two functions: a first-story underground garage and four above-ground levels for residential purposes. The building's exterior is dominated by widely spaced balconies and a viewing terrace on the top floor. The balconies are decorative, functional – providing residents with recreation, and practical – providing solar shading and protection from rain. Vertical circulation is designed in the form of a centrally located staircase (three flights with landings measuring at least 1.50 x 1.50 m, measured in the internal clearance between the balustrade and the wall plaster), with the elevator shaft as its centerpiece. It is proposed to glazing the staircase externally and glazing the elevator shaft internally to accommodate a panoramic elevator. The external balustrades (min. height 1.10 m) are designed as glazing-free safety glass (tempered and laminated with safety foil) finished with a square steel balustrade.
The proposed stainless steel balustrade solution can be adapted to local regulations and conditions, such as railing temperatures in summer. A practical touch (additional shading for the facade) is provided by external vertical blinds mounted to the edge of the reinforced concrete slab of the balconies, outside the balustrade outline. An important consideration when installing these blinds is maintaining a minimum clearance of 50 mm between the blind and the balustrade. All French windows should be equipped with balustrades aligned with the balcony balustrades. French windows should be equipped with a base 15 cm above the finished level of the room. The external garage access ramp cannot exceed a 15% slope and should be grooved to maintain roadability in rain. All external glazing should be selected to suit local weather conditions (insulation parameters, strength and installation methods), made of laminated and tempered glass - safe for users even after breaking the pane, and should be marked with stickers informing the user about the glazing.
