I initiated and oversaw a research project to classify the distinct housing submarkets that exist in different neighborhoods of Metro Boston. We collected information about housing stock, cost, market conditions, and environmental factors, and used Latent Profile Analysis to define seven tract-based submarkets. Each provides a distinct mix of opportunities for households looking for a place to live, and each requires different strategies to advance affordability, housing stability, and equity. Working with the MAPC Housing team we identified housing policies relevant to each submarket. The classification system is now being used to inform MAPC’s local housing work.
I co-directed an initiative to prepare quantitative indicators tracking progress toward goals and objectives of MAPC’s 2008 regional plan MetroFuture. Produced digital publications covering three topic areas: prosperity, transportation, and equity. Managed the work of analysts tasked with researching and processing data. Wrote or edited text describing the source, relevance, and findings related to each indicator. Oversaw the creation of a website with interactive graphics and maps for each indicator.
I designed and led a research effort to characterize hundreds of transit station areas in Metro Boston and develop a ten-class typology of station areas based on current conditions and growth potential. For nearly 300 station areas, we documented current demographics and land use, estimated future development capacity, and forecasted ridership potential associated with future growth. This work contributed to the creation of an Equitable Transit Oriented Development (eTOD) rating system for Metro Boston. I also managed the development of a web application for users to explore TOD station areas and access the complete database.
In partnership with MAPC’s housing planners, I directed efforts to create a web application providing municipal-specific data and report templates for housing production plans. Our team conducted user outreach to identify key features; identified priority data points and comparison statistics; and built an automated report populated with municipal-specific data and interpretation.
